Recently renovated with a modest yet appealing aesthetic, it's market value stands around $499,000. We estimate an annual income of $65,000. Now let's break down the expenses: - Purchase price: $499,000 - Closing costs: $6,500 - Monthly insurance: $166 - Electricity: $150 - Water and sewer: $50 - Internet: $100 - Cleaning fees: $125 per clean (5 times per month) After accounting for all these expenses, we're left with a monthly cash flow of $1,871. But here's the kicker, our cash-on-cash return, the real measure of the health of this investment, is above 40%. An impressive figure that far surpasses the industry benchmark of 15%. Now, consider a four-bedroom property, similarly updated, listed at $750,000. Despite the increased purchase price, the expenses do not increase proportionally. This results in an astounding cash-on-cash return of 55%. The takeaway? Larger properties can offer a higher return on investment, not necessarily more expenses.
