Availability in small bay industrial in the Seattle area remains remarkably tight, especially in close-in areas and near the Port of Tacoma. The Port of Tacoma — and adjacent cities such as Auburn and Puyallup — have availability rates of 3% or lower for properties in this size range. With a dearth of new, small bay construction projects, the segment should continue outperforming the overall Seattle industrial market. CoStar’s current forecast for properties in this size range shows vacancy rates staying at or below 5% for the foreseeable future, with the space available for would-be tenants remaining close to historically low levels. The 25th post in my "32 days of Case Studies in Retrofitting Suburbia" project. Case Study II.25: White Flint and the Pike District, Montgomery County, MD, USA In Montgomery County, north of Washington, DC, multiple property owners agreed to build public streets on their private land to create a walkable street network intended to cut the percentage of automobile trips in half. First this happened over a 430-acre area bookended by a dead mall and a moribund strip shopping center. Then the model was extended over 4 miles of sprawling development along Rockville Pike, and 8-lane state road. Entities from both public and private sectors collaborated on this ambitious, large-scale corridor retrofit. Strong champions and partnerships on both sides argued for the value of leveraging existing Metrorail stations to anchor multiple new transit-oriented developments (TODs). They came up with unique financing mechanisms for establishing the finer-grain street network, increasing the tree canopy, installing stormwater management, and gradually shifting trips from cars to transit. I-75 Traffic? At a FDOT meeting this week with the team (Matthew Garff and Stiles McDonald) looking over plans for I-75 between Hwy 44 and Hwy 326 here in Central Florida. It’s a head scratcher for sure: Here are a few take aways: 1) Peak traffic counts around Ocala are up to 90,000 today. They are anticipating the number to be 120,000 by 2030 (in just seven years) and 140,000 by 2040. But does that factor in the new Buc-ees and Chic-fil-A?… lol 2). This stretch of Hwy will be under massive construction over the next 5-10 years, starting in 2025. 3). Plans for adding new auxiliary lanes are in place. These new lanes will run between the exits and end at each exit. I wish they would have semi truck only lanes. 4). If you own low lands along I-75, there’s a good chance it’s an acquisition target for a drainage retention area. You can see some of their potential targets highlighted in blue on the map. 5). One traffic consultant said the I-75/Hwy 326 exit may have the most semi truck traffic in the country. I’ve seen it look like a parking lot along this stretch and don’t doubt this.
