Texas has long had a reputation as an affordable place to live, in large part because homeownership stayed within reach for the middle class. Now the state is being walloped by the same forces that have made homes a lot less affordable in many cities previously known for reasonable prices: pandemic-era migration from California and other more expensive areas, reports Adolfo Flores. California to Texas was the most popular interstate relocation route in the country in 2021, according to an analysis by storage-space search site StorageCafe using U.S. Census Bureau data. During that year, about 111,000 people moved from California to Texas. Soaring prices have left many longtime residents grumbling about the Californization of Texas. The Federal Reserve Bank of Dallas recently analyzed data on housing affordability in Texan cities, defined as the percentage of the housing stock affordable to families earning the median income in those places. At the beginning of 2014, nearly two-thirds of homes in San Antonio were affordable for a median-income family. By the end of 2022, fewer than one-third were. Affordability, defined as what a family spending 28% of its gross income on housing could buy, also declined in Dallas, Fort Worth and Austin, before ticking up slightly early this year. So what were your thoughts on thoughts on the Kings' speech at the state opening of parliament yesterday? I'm sure that a lot of you were hoping to hear more about the importance of the house-building sector to the UK am I correct in thinking that? I'm looking forward to this next year for our industry as I am sure that we all are, what's your thoughts on next year and what plans have you got to make sure that your company comes out on top? I think next year will be a challenging one for our industry but I also believe it will be a year of growth, a lot of cash right house-building companies have been playing the game a little bit and trying to force the government's hand in my opinion, but now that they can see that the government are hoping to attack this problem from a different angle what will they do? The biggest positive is they will have to do more next year than they did this year or somebody else will come along with a different model and do more. Let's keep showing up and make next year a great year, but before we do that what can we do this year to finish strong and set up next year to be a better one?

The most exciting places to visit this year are "awe-inspiring, joy-inducing" spots like Paris, Rome, Fiji, Bhutan, Machu Picchu, Detroit and—wait. Detroit? Yes, only a decade after the biggest municipal bankruptcy in American history, Detroit has something else to declare: We’re a tourist destination. You don’t have to be anywhere near the Motor City to be struck by its transformation. In fact, I recently walked past a bus stop in New York and noticed an advertisement with three words that I had never seen before: COME TO DETROIT. To make sure I wasn't hallucinating, I reached out to the head of Visit Detroit, the organization that wants your next convention to be in Detroit—and your next vacation, too. The Motor City is having a moment. The doom loop is over. Now it's a boom loop. Towers are rising. Shops are opening. Beautiful old buildings are being converted into apartments. The dilapidated train station is being redeveloped as an “epicenter of innovation.” Areas that were great places to get your car stolen have become the best places to get brunch. And downtown neighborhoods that Detroit residents once avoided now have women coming from the suburbs for Botox. "Nothing speaks about the progress as much as skyscrapers, cranes and plastic surgeons," says Claude Molinari. Not everyone is canceling their trips to Machu Picchu and booking a flight to Detroit. In fact, Americans still see Detroit as the most dangerous city in the country. But people like Molinari are trying to make your perceptions catch up to the reality on the ground. They believe that if you come to Detroit, you'll leave wanting to come back. "If we get 'em here," he says, "we'll get 'em here." So how did the city get here? Where is it going next? And why are posters for Detroit suddenly popping up in New York City?
