One of my favorite BNIM projects! “Fast-forward: It actually turned out pretty good,” Bromley said. “It's actually a lot nicer than what people expected, and I think part of that reason is because there were people like myself and a handful of others that were really boisterous.” Reading the story demonstrates the importance of high expectations for design from architects, developers, and public funders like City to San Diego. Micro apartments and ADUs although small may have an outsized role in affordable housing options for single people but not for families. This article also challenged my concept of SRO as although I consider myself a SRO landlord providing individual bedroom leases these shared homes have shared common areas for cooking, laundry, living room, etcetera. The notion of living in a community that is designed and managed by its members, with shared spaces to meet and socialise, to grow food and engage in leisure activities is increasing in popularity. At Wrigleys, our specialist community-led housing team have been working with and advising cohousing groups for well over a decade. In our experience, whilst no two groups are ever quite the same in shape, size and ethos, there are some common issues to think about. To help answer some of the key questions we are asked by individuals and groups who are exploring the concept of cohousing, we have worked in partnership with UK Cohousing Network to produce a guide which covers the key issues to consider when thinking about joining a cohousing community. The guide summarises the different roles and responsibilities that members of cohousing groups will be taking on. It also touches on the issues that they need to consider when investing in a cohousing community project, whether that is investing financially or purchasing a property within a cohousing scheme. Combining the existing 24 units on the site will give the development a total of 192 apartments, of which 28 will be earmarked for veterans who receive #housing vouchers and assistance through the federal Department of Veterans Affairs."

If you are in policy / legislation look at how you define a “family” and see how you can remove barriers that allow for density and affordability “There’s no one answer to America’s housing crisis, but I’d like to see local governments experiment by rewarding landlords for creating basement flats, taking in boarders or creating rooming houses. Worthwhile read. I think the WA financing options may be more flexible than those described in OR, potentially allowing share loans via homeownership programs & construction / blanket mortgages via multifamily rental programs. Let’s do more of this.

PadSplit will hopefully encourage more long-term room rentals. My rentals are shared homes with individual room leases. However I do not advocate eliminating living rooms in favor of more bedrooms. I do agree municipal restrictions on the number of unrelated adults are unfair. In many cities a family much larger than the number of bedrooms is allowed but the number of single adults cohabitating may be less than the number of legal bedrooms! Why not limit the number of unrelated people to the number of legal bedrooms? Maybe some adjustments for couples sharing bedroom? I think combining services with people that need said services is extremely important. Mixed use areas can be of benefit as multiple groups of people can utilize the space and get access to services they may not normally have access to. Affordable housing has been a popular topic as of late. I think it is important for people to be able to afford their housing as well as other necessities of life. It is crucial that people have services that help them maintain housing and prevent homelessness.
