Interesting recaps of ICSC take aways: Retail is great, leasing is great, no real new construction is great. Rents and costs of occupancy are increasing but most tenants are renewing and incurring those costs. That being said, I know of three retail users who have closed their doors sighting an inability to negotiate a reasonable lease renewal with the landlord. Not being involved with those three transactions, I do not know where the glitch was, but it was a shame because I used their services. I've not replaced them, thus those costs have not continued elsewhere. For the tenant wanting specific space, and in an industry that is widely already represented or restricted; they are having challenges. If they find a location and if the city will allow the use, and the landlord will lease to them without having to beg for approval of any other tenants, grab that space and get it under lease NOW. That is the spirit out there. Was it a spin because it was at ICSC? Or is it reality? 1st quarter 2024 greater St. Louis Retail market incurred a positive net absorption of almost 400K sq. feet of space. That's rather good for 3 months activity. I'd say the spin is reality.
