Concord Summit Capital arranged $26.8 million of total construction financing for Del Prado Place, a mixed-use condominium development in Dana Point, Calif., a coastal community located in Orange County, about halfway between Los Angeles and San Diego. Concord Summit sourced a $17 million Senior Construction loan and $9.8 million in CPACE financing. Del Prado Place will offer 18 spacious one- and two-bedroom condominiums, as well as 5,200 square feet of ground-floor retail. The developer, Newport Beach-based Westerre, is a privately-owned real estate company focused on mixed-use and residential development opportunities throughout the United States. Concord Summit Capital Director Tyler Beauregard sourced the financing on behalf of the developer. Construction of Del Prado Place will begin in mid-January and completion is expected in the second quarter of 2025. Supply Side: A new report by Redfin shows that the number of multifamily building permits issued so far this year is 30% less than the same period in the three previous years. 🏢 Multifamily construction is slowing in the Twin Cities. Here’s why and what’s going on: ➡️ Star Tribune reported that apartment construction ground to a halt in June with developers in the metro receiving permits for just 24 units. ➡️ Multifamily projects are usually modeled 1-2 years before interest rates are set. CoStar reports, the global real estate firm Hines has entered the growing build-to-rent (BTR) market by acquiring Blu South, in Pineville, North Carolina, just outside of Charlotte. The partially completed development, when finished will include 551 units with a mix of 3- and 4-bedroom townhouses, single-family detached houses and duplexes. BTR still remains a small portion of the single-family market, however, since 2019 completions have increased by 270%, according to the National Rental Home Council (NHRC), with most of the construction in the Sun Belt.
