Project Destined is a firm that provides Real Estate Internships, they train individuals to enter the real estate industry with internships that help them understand real estate competencies like financial modeling, how to work on live deals, create memos to present in live real estate deals, how to manage a team of individuals to work in the real estate industry. They further help individuals by connecting them to industry professionals in over 250 different real estate companies across America. During my internship, I actively participated in the evaluation of a live real estate deal in Dallas, Texas. I collaborated with a team to analyze the deal and presented an investment memo to real estate professionals from Brookfield and KIMCO. Additionally, I underwent comprehensive training, accumulating over 60 hours, covering various aspects of real estate, including fundamentals, property valuation, deal financing, financial modeling, and market research. One of the significant projects I worked on was with professionals at Invesco. Together, we developed a detailed 5-year cash flow projection for the investment. Furthermore, I was involved in structuring a breakdown of the loan deal, which included a comprehensive cost analysis for value-added improvements and property renovations. This experience provided me with valuable insights into real estate investment analysis, financial modeling, and deal structuring. This internship has proven to be incredibly beneficial for me. It has underscored the importance of being detail-oriented and a quick learner. My real estate career really started on this day 11 years ago. I was in the car on my way from Orlando to Columbia, SC when I got a call from Oxford Properties Group regarding a summer internship. Looking back, the summer I spent at that pension fund was the most formative time of my life. I learned more about real estate during those 3 months than I did during my time in college. I got to learn from some really great people and without that experience, I wouldn't have gone on to have the career that I've had. #realestateinvesting #capitalmarkets #apartmentinvesting #multifamilyinvestor

🌟 Week 2 at JLL Capital Markets Group Summer Internship 🌟 My journey at JLL's Capital Markets Group in Austin, Texas, has been incredibly insightful and fulfilling. I've been keeping busy, learning extensively, and engaging in numerous conversations that have enriched my understanding of the real estate industry. 🤝 Key Learnings and Experiences: Land Asset Types & Underwriting: Parker McCollum enlightened me on land asset types and key underwriting metrics. I learned about the valuation of land, the importance of creativity in land development, and the critical role relationships play in this process. Multifamily Modeling: Alex Fernandes introduced me to the multifamily model, walking me through its intricacies and highlighting important considerations. This experience has sharpened my analytical skills and broadened my perspective on multifamily assets. Hospitality Assets: In a meeting with Scott Dickey, I expressed my interest in hotel and hospitality assets. He shared valuable insights on the financial nuances specific to hotel assets and introduced me to key industry concepts and major players. Cyclical Nature of Real Estate: During my meeting with Drew Fuller’s, I was provided a deep dive into the cyclical essence of real estate. He emphasized the importance of building lasting client relationships and discussed the inherent risks and rewards of the profession. His insights on work-life balance in real estate were particularly enlightening. 🛠️ Hands-On Tasks: - Conducting rent comparables and drafting commentaries - Familiarizing myself with debt/equity terms and various loan types - Aiming to build strong relationships and gain a comprehensive understanding of different property types to satisfy clients, lenders, market conditions, and other stakeholders. 🌟 Reflecting on My First Week at the Capital Markets Group Internship at JLL in Austin. My first week with the Capital Markets Group at JLL in the Austin office has been incredibly successful and enriching! This dynamic market, particularly in Austin and San Antonio, has given me the opportunity to dive into multifamily projects and industrial deals. Throughout this week, I’ve: - Gained insights into the deal processes from start to close - Shadowed the underwriting of deals and identified key metrics - Learned about loan and debt eligibility guidance - Contributed to pitch decks by working on market indicators - Assisted in pulling out comps for deals - Engaged in meaningful conversations with Casey Wenzel and CW Sheehan in separate coffee chats, during which I gained insights on their career paths, ambitions, interests in CRE, their advice for a successful internship experience, etc. What stands out the most is the team culture—an amazing, fun, and beautiful blend of unique, smart individuals. Their curiosity and willingness to share knowledge made my first week unforgettable. Tips & Tricks for the First Week: - Take Time to Adjust: Meet people and get comfortable with the new environment. - Don't Stress Over Information Overload: Ask questions, even the simplest ones. I’ve learned that there's no such thing as a stupid question. - Shadow and Learn: Don’t hesitate to ask to duplicate someone’s work to understand the process better. Next week marks six months for me as 826NYC's Executive Director, and one of the recurring cautions development folks shared with me when I started was about the "summer slump." If you're not familiar with non-profit fundraising, it tends to run in seasons. Winter is end-of-year giving season. Spring and fall are events seasons. And summer—at least for fundraising—is the dreaded season. But it doesn't have to be. As an educator, I know just how important summer is for our students and our work. While fundraising may fall quiet, our programs do not pause. They do not slump. In fact, they soar. This summer, 826NYC's elementary school camp provides crucial opportunities for young people to learn, create, build social emotional skills, get outside, play, and make connections with one another. 826NYC also runs a robust internship opportunity for high school students to mentor younger students, create unique writing projects, engage in daily professional development, and build their resumes.
