Broccolini is the development manager and CBRE is the leasing broker. The first-of-its-kind 234,061-sq. ft. industrial building has net zero carbon specifications including an all-electric HVAC system and a 500kW rooftop solar array that will negate 100 per cent of annual GHG emissions. The rooftop solar array will result in a projected 59 per cent reduction in annual operating costs in the first year, compared to a traditional new construction building. The project achieved Canada Green Building Council’s Zero Carbon Building (ZCB) Design certification and is also targeting the ZCB Performance certification. The highly efficient facility also includes an enhanced envelope with superior roof and precast panel insulation to reduce air leakage. “We continue to move intentionally and steadfastly towards meeting our net zero carbon goal by 2050 by taking demonstrable action today and delivering the first net zero carbon speculative industrial building to Ontario,” said Ross Strowger, managing partner, BGO. “This move-in-ready building combines outstanding spatial and locational attributes with an operationally net zero carbon footprint on Day 1 to help tenants with a sustainability focus immediately meet their net zero goals too.” The Fifth Line Business Park offers four industrial buildings of various flexible sizes ranging from 93,000 to 330,000 sq. ft. All four buildings feature pioneering environmentally focused specifications that provide tenants with superior energy efficiencies, providing “Net Zero Carbon Ready” for Buildings 1, 3 and 4, along with the “All-Electric Net Zero Carbon” for Building 2. The Net Zero Carbon Ready buildings include the same enhanced envelope with superior roof and precast panel insulation to reduce air leakage, as well as strengthened structural reinforcement in the roof to accommodate future rooftop solar panels and increased electrical capacity to support future transition to all-electric HVAC."

The future of zero emission construction is modular. Focusing only on the machine is short sighted. To get the highest levels of utilization and productivity, we must approach the solution differently. Modularity allows for the optimization of our most valuable assets, and provides a level of uptime that cannot be matched with integrated systems. The transition to zero emission shouldn't require you to choose between cost and performance. Optimization of the two should be the expectation. Modularity means getting energy to where it's needed when it's needed. Swapping, fast-charging, and interchangeable modularity create the most effective ZE ecosystems.

Nominations for the Engineers Australia Excellence Awards 2024 are open! 2006 EAEA winners 'Bushlight Project' implemented sustainable renewable energy services in remote indigenous communities. Typically, communities rely on diesel or petrol generators to supply electricity, which proves to be unreliable and expensive to operate. The absences of a reliable and affordable supply of electricity within the community also limits educational, entertainment and livelihood opportunities available to community members thus perpetuating reliance on government support.   Engaging with indigenous communities, Bushlight developed Community Energy Plans which document choices and decisions made by community members in relation to how energy is and will be used within their communities. With simple cladding solutions from Mitrex Solar (BIPV) and Hydronic Shell Technologies and ClearVue Technologies Limited (ASX:CPV), existing sky scrapers can now have a skin circulatory and energy generation surface without any visual impairments. Aesthetic solar is important in cities where energy density usage exceeds energy density production, which necessitates massive transmission investments. By simply adding energy efficiency, and on site generation (with no visual effect), the energy and infrastructure savings are MASSSIVE! These technologies (mixed with basement bidirectional EV charging Rhombus Energy (A BorgWarner Company), and phase change material in 140F wax (Sunamp), 70F wax (Insolcorp) or 32F ice (Nostromo Energy), will help make cities run on a baseload power draw which will save all ratepayers money by reducing overbuild costs. We truly have all the technology we need to absorb diurnal solar swings, and still have solar be the cheapest energy resource, not just on LCOE but for optimizing 8760 hours with storage and flexible load. Plus, all this built in storage allows for resiliency in blackout or price spikes, and fuel flexibility in the future if something cheaper than solar does ever develop. Plus it is emission free and fireproof. I really can’t think of a better way to figuratively and metaphorically give our cities the facelift they need to be resilient in our present and future.
