Congratulations to the City of Redmond on the grand opening of the Redmond Senior & Community Center! Situated near the Sammamish River on the former site of the senior center, this new 52,000 sf facility expands the Center’s programs to create an all-ages hub for recreation and community gathering. With an aim to elevate the health, well-being, and fun for all residents, the Center offers a range of amenities including a multipurpose gym with an elevated walk/jog track, a community room with seating for up to 360 people, outdoor terraces, and a dedicated senior lounge and library.
Designed to achieve LEED Gold certification, the all-electric building is grid optimal and features a 156-kW rooftop photovoltaic array and a mass timber structure. This timber structure stores approximately 977 metric tons of CO2, providing a potential carbon benefit equivalent to taking 286 cars off the road.

Planning Approval For Amendments To New Build Clerkenwell Office Building
In 2020 we received planning permission from Islington Council for the construction of a new 30,000sqft office building in the Clerkenwell Green Conservation Area on a site fronting Clerkenwell Green. Like many projects over the last few years, the economic climate meant the possibility of constructing the building looked limited.
We have worked hard with a top consultant team to optimise the scheme, targeting an efficient design and construction approach that drives down cost and a building that maximises efficiency and value through quality.
The planning approval for key changes to the original consent, which include the core location; extent of terracing and entrance sequence, unlocking value and rebalancing the viability. We are looking forward to getting into more detail and (hopefully) building this scheme.

Sitting on the assembly line are so-called modules—pieces of a house—that will be wrapped in insulation and trucked to their final destination, which in this case is a ranch in Wyoming. There, a crane will put them together like a 3D puzzle. The whole process can be completed in a fraction of the time and at a lower cost than it would take to build a home on-site.
The term “factory-built housing” might conjure the image of the small, boxy trailer-like home that sprung up to help address the housing crisis after World War II. However the modular homes manufactured here and in other factories are indistinguishable from the site-built homes in the neighborhoods they end up in. Unlike manufactured housing, which is wholly assembled in a factory and conforms only to a federal standard, modular housing is assembled on-site and must follow specific state and local building codes.
There are other forces that might drive more modular construction. President Joe Biden announced a plan to increase housing supply over five years that included promoting modular housing. In Europe, homebuilders trying to reduce emissions and meet ESG goals have turned to modular construction because it generates 37% less carbon dioxide and half the construction waste of site-built homes.
