Prosper Communities leads $1.4M renovation of Ravine Apartments in Silverton - Prosper Communities held a ribbon-cutting ceremony Friday, Nov. 3, for the Ravine Apartments, a 24-unit apartment community located at 6917-6919 Montgomery Road. The Ravine was formerly a motel built in 1961, according to Prosper’s principal, DJ Hume. In its lifetime, the building was renovated from a motel to apartments. Prosper went a step further with a complete gut-remodel once it acquired the property in March 2022. "The main goal of this project was to bring the life back to this building, but also into the community," Hume said in a statement. There are two two-bedroom, two-bath units. There are four micro-studios that include Murphy beds, and the rest of the apartments are one-bedroom units. The units are an average of 600 square feet with rent averaging $900 a month. Another idea behind the project, according to Hume, was to create a small, Class A apartment community without the massive rents that some larger developments in the region see. Laguna Gardens, a 341-unit garden-style apartment development in Miami Gardens, received its temporary certificate of occupancy and has started move-ins. The project by South Florida’s Cymbal DLT Companies is among the first in Florida to be developed under the state’s Live Local Act, which aims to increase the supply of affordable housing in expensive areas. Tenants earning at or below 120% of the area’s median income qualify for reduced rent. Located at 20775 NW 17th Ave., the community comprises 10 low-rise buildings on 14 acres next to Miami’s Hard Rock Stadium. Four of the buildings are welcoming tenants, and the remainder is expected to open by this summer. Over four years after their master plan was approved by the City of Coquitlam, Concert Properties has now set to move forward with the first phase of the project, which will deliver two high-rise residential towers, reported Storeys. "The Whitgift Gardens master plan is set for 530, 550 Cottonwood Avenue and 663, 675 Whiting Way, a 6.7-acre site along Cottonwood Avenue in Coquitlam near the border with Burnaby and Burquitlam Station." "BC Assessment values the respective parcels at $9,651,000, $121,486,00 (inclusive of 675 Whiting Way), and $8,137,000, for a total site value of $139,274,000. Concert Properties owns the properties under Concert Cottonwood Lands Ltd." "The master plan site is currently occupied by 12 three-storey rental buildings that were all constructed in the late-1960s. According to the City, Concert Properties included a tenant relocation plan along with their original master plan proposal that would see tenants relocated in phases, while also providing financial assistance and offering them the right of first refusal in the new buildings." It's great to see Vienna's wonderful and innovative forms of #socialhousing make it into a Financial Times piece on how #baugruppen (and #cohousing) can keep families in the city. Even more incredible to read the average rent in this stellar building is just €600 per month. Yet at the same time, the project in this piece - Gleis 21 by einszueins architektur - could never be built in the U.S. Not even for rents on average four times higher. The project incorporates #masstimber. It has #Prefabricated exterior wood wall assemblies, and near #passivhaus levels of performance. Units range in size from studios to 4-bedroom homes. It has wood 3pane windows. All units can cross ventilate and get daylight on multiple sides. There is a community room. There is a cafe. A massive bike room. A communal kitchen and roof deck. A shared library space. And a sauna? You can't even get one of these items to pencil in most US development - and the cost of the cheapest built, and poorest quality rents - in single aspect studios that have no ability to cross ventilate, and located on arterials - is nearly triple the rent, in cities like Seattle. The development industry is so utterly broken here. Developer Bruce Eichner's Continuum Co. is advancing with plans for a luxury condo project at the historic site of the Community Church of New York in Murray Hill. The church, a Unitarian parish dating back to 1825, has been a significant part of New York City's history, hosting notable figures such as folk singer Pete Seeger, civil rights leaders Malcolm X and Bayard Rustin, and Nelson Mandela. A representative for the Community Church of New York filed plans with the Department of Buildings for the project at 34 E. 35th St. The development will encompass approximately 173,000 square feet and feature 137 residential units spread over 18 stories and 191 feet in height. The project will include a 17-car parking garage and ground-floor commercial space. Although the church is not a development partner, it had to file the plans due to the pending closure of its sale to Continuum. The congregation agreed to sell its building and four adjacent brownstone rentals to Eichner's firm for around $70 million. Demolition has begun, and Eichner anticipates securing a construction loan by the fourth quarter, with project completion expected by mid-2027. Condo prices are projected to start at $1.5 million, though market conditions may shift over the next three years. The development is strategically located near major hospitals, Grand Central Terminal, and the Midtown Tunnel, making it attractive to healthcare professionals and commuters. Continuum is collaborating with Aksoy Holding, a Turkish company with previous partnerships with Eichner. The condo tower will feature substantial green space for residents. Despite concerns about the church's future home, the congregation's treasurer highlighted that the sale was necessary to avoid depleting the church's endowment for essential repairs. The church has acquired a new building on East 35th Street for offices but lacks space for worship services. The status of a new worship location remains unclear. The Community Church of New York has a rich history, offering free practice space to Pete Seeger and hosting significant events such as the 1962 debate between Malcolm X and Bayard Rustin. Nelson Mandela's visit in 1994 further cemented its legacy as a cornerstone of social and cultural movements in New York City. Great example of building affordable senior housing for displaced seniors incorporating Biophilic design concepts and employing mindful financial stategies.
