Looking at broader trends, after a record-breaking 17.0 million sq. ft. of new supply throughout the GTA last year, industrial completions are forecasted to moderate, with 2024 projected to deliver 15.1 million sq. ft., and 10.6 million sq. ft. for 2025. The overall availability rate has climbed to 3.3%, the highest level since Q3 2016, with nearly 20% of the market’s availability now comprised of subleases.
