Ever wonder how the affordable housing in your community gets financed? We are building higher quality, more service-enriched and sustainable affordable housing communities than ever in America’s history. But it’s not cheap. And maybe that’s the point. When we provide housing for our community members that can’t afford market rate housing, do we not want our neighbors to live somewhere beautiful and dignified? Yes. Do we want to load up that property with costs associated with layers of financing or political vanity projects that are burdensome? Absolutely not. Inclusionary Zoning can be a "poison pill" for housing: "in order to make housing as a whole more affordable, we should focus more on A) removing barriers to building market-rate housing, and B) using public money to subsidize rent for poor people. YIGBY- Yes in God's Backyard. This is an important policy approach Atlanta needs to support. Andre Dickens's administration has done a great job reaching out to faith institutions to help them with technical guidance around providing affordable housing on their land. But here's the radical idea- let's actually make it LEGAL for faith institutions to provide this housing without a lengthy and costly public approval process. Let's update our zoning to let these institutions be able to legally provide housing AS-OF-RIGHT. Durham, NC recently passed legislation that essentially allows unlimited ADUs on church land. There's an interesting project percolating on the Westside that speaks to the possibilities of how this could be done. https://lnkd.in/eQu8_G9T

How much local, state, and federal funding, tax credits, or other government benefits or incentives did the project receive? 2. What is the affordability period for each project? Is the affordability period permanent and in perpetuity? 3. What guarantees exist have your local, state, and federal government officials obtained in writing that rents will not go up or that tenants will not be displaced or evicted after the "affordability period expires? I feel the pain. What’s not mentioned is that by the time it’s built, any developer fees for the project have likely been expended a while ago. Staff and overhead costs are paid by rent revenue that is shared by the local jurisdictions at 50%-85% favoring the jurisdictions. (And the jurisdictions need those fees.) Many of our key staff doing the work, services, case management, and property management often live with salaries that income-qualify them to live in the units. But at this rate, there aren’t enough units being produced in a timely manner to accommodate them. Suggestions anyone? #reduce #redtape #affordablehousing #matters

Did you know that until 2015, federal rules barred most residents in a community from making direct investments in a local real estate project? After regulation shifts, we're seeing community ownership projects take root across the country, including our partner East Bay Permanent Real Estate Cooperative - EB PREC in Oakland.
