Harlem, a culturally rich neighborhood in northern Manhattan, has a century-long history as a hub for creativity, diversity, and community. Known for its iconic brownstones and tree-lined streets, Harlem has experienced a recent resurgence, attracting residents and investors. Central Harlem, spanning from 110th to 155th Street, has seen significant growth, becoming a focal point for new residential and commercial projects. Landmarks like the Apollo Theater and the Studio Museum in Harlem contribute to its unique character. In the last five years, multifamily developments have met the growing housing demand, appealing to a mix of residents. Part of the MEDC’s Revitalization and Placemaking 2.0 program, these initiatives range from residential to commercial developments, promising a positive impact on the city's landscape. Broadway Lofts: Transforming three buildings into a nine-story residential space, with 20% dedicated to affordable housing. Fisher 21 Lofts: Redeveloping a massive 600,000-square-foot building into 433 residential units, retail, and co-working spaces. Arthur Murray Building: Converting an abandoned structure into 32 apartments and ground-floor retail space. Jefferson Intermediate School District: A $44.4 million redevelopment of a former school building, serving as a hub for local businesses. The Deco: Renovation of a commercial building along East Warren Avenue, providing six new apartments and a ground-floor restaurant, La Jalisciense Taqueria. I often get asked for an overview of cohousing basics and precedent communities when talking to people who are excited about or new to cohousing. For years I've simply written a quick description of cohousing and provided some links to websites like cohousing.org (by the Cohousing Association of the US), Schemata Workshop's blog series on cohousing patterns and common house design (https://lnkd.in/ebT_3HGM), and PBS's "Cohousing communities help prevent social isolation" video (https://lnkd.in/ezfsympA), among other resources. After writing this overview email again recently, I decided I should have a place that I can point people to that highlights what I personally find beautiful and valuable about cohousing communities. That is what I aim to achieve with this blog post. In it, I dive into not just the basics of what cohousing is and why people choose to live in these remarkable communities, but also some of the benefits, design best practices, and precedent communities I often reference in my work. Check out this low-income, multifamily apartment building we recently designed in Eugene, Oregon. Designed in collaboration with Curt Wilson of Wilson Architecture and Chambers Construction. The city of Eugene is in desperate need of low-income housing, especially in this economy. However, many innovative solutions are being explored to address this issue - multifamily apartments are one such solution. In addition to the economic benefits, affordable housing can also have a positive impact on mental health and community building. By getting involved in local politics and advocating for low-income housing initiatives, individuals can play an important role in improving their community.
