Is your broker bringing you value? As a landlord/management company or investor of a big, mid size or small portfolio of an apartment or two, what do they want? Do they want just a tenant? Or do they want the best tenant? Do they want any dollar amount or do they want top dollar amount? Do they want just any images/generic marketing done for their vacancies or a unique approach and absolute best marketing representation? Do they want their vacancies experienceing downtime sitting empty not collecting rent in between previous vacating/new occupying tenants? Or do they want systems in place to ensure little to no downtime in between resulting to low days on the market? Do they want guidance and recommendations on renovations of their vacancies to maximize their portfolio or things to remain the status quo? Do they want to be kept in the loop on market conditions and traffic/update reports of their vacancies and comps in the area or to be lost in the shuffle blowing in the wind? How often do you hear from your broker? If it’s rarely or only when you have something to offer them, how much value are they really offering you?
