**Shamelessly jumping on my new team's success... Despite a slow-down of the broader economy, it has been a record H1 for the growth and expansion for CBRE’s I&L Occupier Team. We have added new operators in NSW and QLD extending our team's ability to service our clients nationally. We have increased our market share, and remain the leading fully integrated Industrial Tenant Advisory team.   The economic headwinds being felt across most sectors caused by rising interest rates and forecast downward trajectory of sales volumes is resulting in many occupiers re-evaluating their property strategies and, in many cases, putting growth plans on hold. We expect this trend to continue as businesses reduce inventory positions with an aim to rationalise where possible. The slow-down in occupier demand has already seen improved commercial terms being negotiated for our clients. We expect this trend to continue with more balanced lease negotiations occurring through the second half of 2023. As seen in The Australian Financial Review, the JLL team are delighted to announce the unconditional sale of 333 Queen Street, Melbourne on behalf of our valued clients who have held the asset for over 23 years. Whilst there has been plenty of speculation about the broader office market, this transaction is a clear demonstration that active capital (both local and offshore) is still aggressively seeking opportunities in Melbourne, particularly for assets that provide value-add opportunities that will assist in driving capital value growth and a strong return profile.   Key insights from this transaction include: 1. Demand for value-add office assets within the Melbourne CBD is intensifying, with over 200 direct buyer enquiries and 8 formal offers received from buyers originating from China, Singapore, Hong Kong, Malaysia and Australia. 2. 75% of all offers received were from locally based or offshore Asian capital groups. 3. Total take-up during August reached 186,420 sq ft across 25 transactions, marking the second weakest month we have recorded so far this year, with leasing activity largely characterised by a number of smaller deals. This took the overall YTD figure to 1.93m sq ft, down 28% on the 10-year average. The largest transaction to complete this month was Moelis & Company's pre-let of the second and third floors (49,175 sq ft), roughly double the size of its current office in the City, at Derwent's 25 Baker Street, W1 development for £100.00 per sq ft on a 15-year term. Only the ground floor remains, reflecting the strong demand for the newest stock, especially new builds. Furthermore, this scheme's practical completion date is still over a year away, illustrating the increasing amount of time in advance that tenants are having to pre-let space, particularly for larger floorplates in core locations.
