El Ideal Gallego, 17/02/2024 "More and more spaces are needed for 'pop-ups', the revolution of the retail sector" Ephemeral stores are multiplying in Spain, from a greenhouse improvised by Loewe in Madrid's Plaza de Callao to the glass cubes, in which Louis Vuitton, Dior or Lacoste products rest, in one of the marinas of Ibiza, one of the favorite locations to install ephemeral stores next to Marbella and Formentera. According to Luxurynsight’s annual report, pop-up stores represented 68% of luxury openings in 2022, compared to 28% of permanent stores.

Openings of new branches, new partnerships and collaborations are often topics that can generate the necessary visibility in the press. An interesting article from Vogue Business looks at Hermès heading to the college town of Princeton. It will be the first luxury house to establish a physical footprint in the Ivy League town. As I commented in the article, part of this is about luxury moving to where their consumers are, and the truth is that more consumers are now in the suburbs thanks to shifts in working and living arrangements during the pandemic. However, the way the suburbs shop is also changing. It used to be the case that malls were the shopping destination of choice for the suburbs. But we are now seeing a lot of investment in open air centers and downtown areas. These newer retail spaces are often upscale and attract higher spending shoppers with a mix of brands and leisure and dining options. The spaces feel less sterile and more authentic than some traditional malls. Other retailers and brands are leaning into what Hermès calls a "beyond-metropolitan" strategy too. Luxury Brands Go on a Real Estate Shopping Spree Luxury retail brands are thriving as major retailers increasingly invest in physical stores, recognizing the significant value of brick-and-mortar locations, according to a report by JLL. Physical stores offer numerous opportunities to enhance the high-end customer experience and maintain product pricing, the report highlights. "The largest luxury retail groups are currently moving away from leases and purchasing prime high street properties in major cities worldwide," JLL noted. Kering, which owns brands like Gucci, Bottega Veneta, Balenciaga, and Saint Laurent, recently acquired a five-floor building on Milan's Via Monte Napoleone for $1.4 billion. This follows a $1 billion purchase of a property on New York City's Fifth Avenue. Prior to these acquisitions, Kering and other luxury retailers such as LVMH and Chanel made several high-profile purchases in Paris on streets like Rue Saint Honoré, Avenue Montaigne, and the Champs-Élysées. Since the start of 2023, luxury brands in Europe have invested over $9 billion in landmark stores in the world's top shopping destinations, according to Bernstein Research. These significant investments have led to strong corporate balance sheets, JLL reported. LVMH, one of the world's top 25 retail players, has nearly doubled its market capitalization since 2019, with annual sales for the 2023 fiscal year reaching approximately $92.7 billion. These brands are betting on continued consumer spending resilience, which is projected to grow for the fourth consecutive year in 2024. Additionally, increasing international tourism has been a major contributor.
