What's Happening in #Tampa / #StPete: After a more than four-hour debate, the 34-acre Skyway Village project in St. Petersburg’s Skyway Marina District is moving forward! The project is the latest from Coral Gables-based Altis Cardinal, LLC. It will bring more than 2,000 #multifamily units, nearly 81,000 square feet of #commercial space and 22,500 square feet of #office space to the former Ceridian Office Campus at 3102 24th St. S. The project will be phased with the first portion bringing 119,160 square feet of #selfstorage space and commercial elements to the site. The Development Review Commission (DRC) had a series of conditions to approving the site plan — including requiring multiple traffic studies as the project continues — but eventually, it agreed to move it forward in a 7-1 vote. The FIFTH post in my "32 days of Case Studies in Retrofitting Suburbia" project, undertaken in the weeks leading up to my keynote in March at ULI Australia's National Conference: Case Study II.5: Parkmerced, San Francisco, CA, USA Parkmerced is an extremely ambitious retrofit of one of the largest apartment complexes in the US. Promoted as “suburban living only minutes from Downtown,” it was designed on 152 acres in the 1940s by architect Leonard Schultze and landscape architect Thomas D. Church). It illustrates numerous strategies; chief among them are densifying development and promoting car-free living; preserving existing affordable housing in a hyper-charged market; reducing greenhouse gas emissions; replenishing groundwater and lake water in a drought-prone region, and doing this with zero impact on existing infrastructure. The project is pledged to provide 100% replacement units for tenants. There is little question that Parkmerced's improvements will enable its eventual 18,000 or more residents to live more resource-efficient lifestyles in a regenerative environment. Incremental implementation of the new infrastructure and buildings with gradual, block-by-block demolitions will be a challenge and hopefully provide useful lessons for all of us to learn from. Wonderful to see the next phase of PTE designed infil developments with 14 low energy council homes taking shape. Despite being challenging infil sites, the designs make use of our standardised housetypes, helping to manage costs and simplify construction - making this type of site more viable. As well as providing more council homes, the finished schemes will improve urban design and natural surveillance to the surrounding streets and green spaces. We know there is no one-size-fits-all solution to the housing crisis but we think this kind of repeatable intelligent infil is an important tool in the box. Providing more homes in already developed areas improves densities that help to support local services. Also, as I said in a talk I gave last week, make better use of the space you’ve got - and it’s another green field saved 🌳

📣Homebuilder Mattamy Homes' 437-home Rainwood subdivision about a mile south of U.S. 27 in Groveland has reached a development agreement with Groveland. Rainwood is located on nearly 133 acres at the northwest corner of the intersection of Wilson Lake Parkway and Libby No. 3 Road. It includes 270 single-family homes — 51 of them on 70-foot-wide lots, 114 on 60-foot lots, and 105 on 40-foot lots, with the largest lots on the outer boundary of the development; 159 townhomes on 21-foot lots; 8 more townhomes that are described as live-work units. The main entrance to Rainwood will include a boulevard running off Libby No. 3 Road. Rainwood's development plan outlines a village/new urbanism concept for the neighborhood. Conceptual site plans show homes clustered around two parks, as well as a number of smaller green spaces. The development has three types of zoning — Groveland's "Village Core," "Village Center" and "Village Edge." Groveland defines a "village" as a community made up of one or several neighborhoods connected by a street grid and surrounded by Conservation and/or Agriculture zoning. Villages include three zoning districts: Village Core with retail, offices and attached housing; Village Center with smaller lot housing; and Village Edge with larger lot housing.
