🗣️ HSBC’s commitment to achieving Carbon Net Zero by 2030 requires HSBC Corporate Service’s to redefine their design approach to their Capital Projects and ensure that HSBC is minimising it’s carbon-footprint, maximising reuse, and reducing waste. ♻️ As such, all projects are requested to prioritise the reuse of existing HSBC furniture, either from the existing site, from another site or in storage, prior to agreeing to the procurement of new furniture. For our HSBC Malta Hub project we transported high quality, almost unused furniture from another HBSC UK office. In total 35% of the furniture on the project was reused which has led to an approximate savings of 70,000 kg of greenhouse gas emissions and EUR 260,000. #HSBCMalta

Project Name: Hangzhou Taiping Financial Tower City: #Hangzhou Rating System: #LEED BD+C: Core and Shell Level: Gold Certification Date: May & June 2024 Project Admin: I.DEA Ecological Solutions   The Hangzhou Taiping Financial Tower, situated in Qianjiang New Town, Hangzhou's central business district, serves as the regional headquarters for China Taiping Insurance Holdings Co Ltd. The project, encompassing four buildings, achieved LEED Gold certification in May and June 2024.   Spanning a total construction area of 156,000 square meters, the four towers are strategically placed at the corners of the site, interconnected by two-story podiums and sky bridges. This design creates a garden-like oasis within the city, offering peaceful courtyard spaces. The height of the buildings is controlled at around 65 meters due to the dense concentration of high-rises surrounding the project, and the residential areas to the south and northwest. The varied rooftop profiles are designed to minimize the impact on sunlight for nearby residences, while the façade design enhances energy efficiency by adjusting the stone-to-glass ratio based on building orientation and height to optimize lighting.   China Taiping Insurance's 2023 ESG and Social Responsibility Report highlights the group's commitment to sustainability, with green insurance premium income reaching RMB 3.81 billion, a 40.9% year-on-year increase. The group's green investment scale stands at RMB 67.895 billion, including RMB 1.73 billion dedicated to providing risk protection for energy-efficient and green buildings. On December 8, the ESG Conference and Annual Member Christmas Party, hosted by the CoreNet Global China Chapter, unfolded in #Shanghai. This gathering seamlessly integrated industry policies and cutting-edge technologies in one of the most challenging sectors, attracting leading companies and experts to delve into the distinctive experiences and pathways of the Corporate Real Estate (#CRE) industry as it navigates toward a low-carbon future. The event, which boasted a total attendance of 150 participants, featured Brown Xu, Director of Market Transformation & Development, North Asia for our organization, as a distinguished speaker. His keynote speech, titled "Evolving Era from 'Green Building' to 'Near Zero Carbon Building'", offered valuable insights into the evolving landscape of sustainable construction. During his address, Brown remarked, "China has emerged as the largest market for LEED outside the United States. Taking Shanghai, our office location, as an exemplar, it stands out as the Asian city with the highest number of #LEED projects and the swiftest development in this realm. Notably, 70% of Grade A office buildings in Shanghai have attained LEED certifications. As the adoption of green building practices gains momentum, an increasing number of companies are embarking on the journey towards achieving a higher target - net-zero in their spaces." He went on to introduce the LEED Zero rating system, citing instances of LEED Zero-certified projects by prominent companies such as Unilever and Rothy's China. Hong Kong is home to over 50,000 buildings and if you ride a tram across Hong Kong Island you'll get a front row seat to a great number of them. From residential apartments to commercial office buildings, to public amenities, these buildings are used for a variety of purposes but have something in common: a significant amount of them are not digitized.    Speaking to business leaders in the region recently, many of them are seeing the tremendous changes which have happened in the industry over the past years: far tighter environmental regulations, shifting occupant expectations with lots more flex and hybrid work post Covid, constraints due to labor shortage, and higher interest rates entailing more accuracy in investments. And while there is realization that the industry needs to change, there is a knowledge gap about what to do to start on this journey and future proof these buildings for decades to come. Construction has been cautious and slow in adopting new technologies to address those fast-moving challenges, respect to manufacturing.   So, let’s make it simple: buildings of the future will be all digital, all electric and these should be the priorities:    1. Make your building smart for an improved efficiency. Only a fraction of buildings today are smart, yet this is the cheapest and fastest way to save on carbon.   2. Get tons of data, and organize that data right: operations, assets, energy, and carbon. Data is your best shot at a disruption in efficiency. Connect everything, measure everything, and reposition this data into a format with is usable for professional applications.   3. Apply software and AI for holistic optimization, and aim at gradually building a digital twin of your facilities across the whole Design-Build-Operate & Maintain cycle to eliminate all inefficiencies between all phases.   4. Electrify usages to improve efficiency and eliminate carbon. The big ticket items of the moment are electric mobility recharging infrastructure in parking lots, and migration from gas/fuel boilers to heat pumps. More efficiency and less carbon: two benefits of going electrical.   5. Source green and cheap electricity, through a combination of PPA’s, micro grids and demand response schemes…and offset what is needed with certificates.   The journey to future proof buildings may have a few more complexities than just five steps, but this is a simple and practical checklist to start. And not many buildings today tick the boxes.
