The end of Wynwood? The beginning of wild(er) speculation without affordability. Another great article by Andres Viglucci. Florida cities risk losing their unique identities due to indiscriminate zoning handouts. While the need for affordable housing is undeniable, the Live Local Act applies a one-size-fits-all approach across entire cities, disregarding crucial factors such as local context, community resilience, and transportation infrastructure. And for what? Rents under Live Local in Miami: 2BD = $3,573, and 1BD = $2,980. This is NOT affordable. When we at Plusurbia Design planned Miami's Wynwood neighborhood in 2015 we transformed it from an industrial district to a vibrant area characterized by repurposed industrial buildings, curated graffiti murals, and new mid-rise structures housing a mix of shops, bars, restaurants, offices, and apartments. This transformation was guided by unique planning guidelines and development limits we established with the property owners, aiming for a dense yet human-scaled alternative to Miami's high-rise areas like Brickell and Edgewater. The LLA bypasses these conditions, risking the character that made Wynwood into a world destination. Without careful fine-tuning, this law will lead to the unchecked rise of towers, exacerbating traffic congestion and eroding the character and fabric of our urban neighborhoods without providing a solution to affordability. Why Cherry Creek West developers aim to create a ‘15-minute city’ The development will also have about 12% affordable housing targeted at those making 60% of the area’s median income. The company spearheading a redevelopment project exceeding $1 billion in Denver's Cherry Creek commercial district has unveiled updated renderings and new details, highlighting the planned walkability and outdoor spaces of the area. East West Partners is navigating Denver's planning and permitting process to transform a nearly 13-acre property located at East 1st Avenue and University Boulevard. This site, currently occupied by steakhouse Elway’s, a running store, and a large parking lot, will be redeveloped into Cherry Creek West, a project first announced in the fall of 2021. Catherine, our client for this project, approached us with the idea of building a Garden Suite on her childhood property with the goal of living on the same property as her aging Mother (who lives in the main home) but still having her own space to live. Two more examples of gentle density from Hamilton's lower city and one example of a commercial to residential loft conversion from the heart of downtown. The first two are buildings that have been sharing their streets with single-family homes for more than a Century. These buildings are part of the character of these neighbourhoods while also happening to provide much-needed housing. While the third is a The Hamilton Spectator warehouse building in the middle of Hamilton's downtown that was converted into residential lofts, with an addition to provide extra units with rooftop balconies. Some old, commercial spaces are getting a facelift, as developers #repurpose run-down offices and hotels into renewed, residential units. Adaptive reuse is the process of reusing existing buildings, often renovating or redeveloping them, to be used for something other than they were originally intended for. In this case, commercial spaces are being turned into homes. This adaptive reuse trend has been picking up steam across the U.S. in the last year, and new data from #RentCafé shows Osceola County is leading the way. The apartment listing service reported that the county is projected to add nearly 1,900 units to a scant affordable housing market over the next few years. According to RentCafé, Kissimmee and Orlando are key figures in Florida's adaptive reuse landscape, representing 41% of the state's total projected future projects of 6,847 apartments. Tactical urbanism is great. It allows for quick fix, trial of an idea and reminds every citizen that public space belongs to them and they have some power to influence outcomes. However, tactical urbanism can only get you so far. For full shakeup of status quo, we need bold strategy, political will and decisive action.
