One of the many projects that I have managed. My services include coordination of the site location, the real estate acquisition, gathering the CSuite’s vision of the image to be projected by the site, evaluation & vetting of the initial design team, engagement of the architectural firm, the interior design firm, the structural, electrical, mechanical, and civil engineering teams, structuring and dissemination of the RFP to the general contractor firms, comparative analysis, evaluation and management of the same, along with the preferred subcontractors; the commercial furniture companies for common areas, offices, conference rooms, open spaces, & cubicles; the lighting companies; the low voltage design, RFP, review & selection of the contractor for the IT infrastructure; the same for the security system - to include badge readers, locks, badges and the overall physical security design & installation; the breakroom equipment, layout, services and vendors for foods, snacks, & beverages; the cafeteria restaurant design, equipment, vendor vetting and engagement, the internal greenery and flower vendor; the building and property signage design, RFP, vendor selection; the campus design, sidewalks, building entryways, surface parking, parking garage, flow of foot and vehicle traffic, security fencing, gates, & curb cuts; coordination of the city,
county, state and federal authorities for deceleration/accelerations lanes, location of traffic control devices, crosswalks, bus stops, & fire hydrants; vetting and selection of the landscaping and surface & underground parking area maintenance vendors, et cetera.
Creating and updating the overall schedule of events to include critical milestones, as well as week to week review of the construction materials procurement,
delivery and progress; oversight of the contractor’s and subcontractors’ payment draws; as well as selection and engagement of operational vendors to maintain the property and processes.
This particular project was approximately $130M+ USD capital outlay to refurb, update, and expand an existing property whilst merging HQ operations of two leading exchanges. The oversight of the exit and relocation of 23 different companies that were operating in the building concurrently was just icing on the cake.
