Deloitte released its 2024 Manchester Crane Survey earlier this month and the city is still booming. 21 new project starts in 2023. 61 projects now on site across Manchester and Salford. Office space is opening up all over the place, and it's in demand. 1.5 million square feet is set to complete in 2024 and 38% of it is already pre-let. Better yet, developers aren't just putting up new builds - they're refurbing too. Over half of total office floorspace on the go in 2023 was refurbished space. And refurbished listed buildings total 31% of future pipeline. Reckon Manchester can keep up this pace of growth in the second half of the decade? Ennead Partner, Peter Schubert, FAIA, authored an article "Stop Knocking Down Older Office Buildings. Here’s How to Reuse Them Instead" published in Commercial Observer, where he argues that to successfully reduce our carbon footprint we need more creative approaches to transforming the ordinary building stock that makes up large parts of our cities. He offers three approaches focused on radical mixed-use, vertical campuses, and rethinking residential. In addition to suggesting ways to adapt these buildings for the future, he looks back at the role of the architect in normalizing the unsustainable idea of building obsolescence and the responsibility of architects today to think differently, saying “New construction creates jobs and allows for innovation. But knocking down perfectly functional buildings every 30 to 40 years is a disaster for the environment, and we need a plan — now. How do we respond to evolving requirements for office buildings? Circotrade’s CEO, Tina Paillet, FRICS joined a Property Week/tp bennett expert panel to discuss the big question on the lips of architects, developers, asset managers and tenants, who face a fast-changing world that has seen not only work patterns, behaviours and office needs turned on their head by the Covid-19 pandemic but climate concerns brought to the fore, too. Tina Paillet said she believed the future would see more and more repurposing of materials, as technology and methods in the sector evolve. “You can now build a new build using secondary materials,” she said. “And reused steel is becoming more popular. There are all sorts of tools now to identify whether the reused steel can be used within your structure and your scheme. That sector is really moving fast. Sustainability is the way for humanity to survive. It is a huge part of the knowledge that has been passed down to us from our ancestors. Adaptive reuse could be the way forward, and equitable distribution of real estate could create an economic balance. This may open opportunity for interdisciplinary dialogue amongst architects, urbanists, economists and sustainability experts. This may result in lesser employment opportunities for architects but more opportunity creation in flipping real estate, relocation agencies and retrofitting experts. This may also witness a shift onto the ecology and landscape design segment. Any thoughts?
