Converting a 116-unit hotel to an apartment complex may seem like a straightforward project, that is, until you get behind the walls and uncover all the unique challenges. For Lenox Cove Apartment Homes in Jacksonville, we had to transform four structures in total, three apartment buildings and one clubhouse. An obstacle emerged when we noticed there was one circuit breaker for every three hotel rooms — for an apartment complex, we would need to install one feed for every unit. The complex also changed ownership during construction, a curveball that fortunately didn’t hinder the work. All in all, this project showcased the power of value engineering, as we prioritized the most crucial modifications while ensuring everything was up to code. For a transformation of this scope, we were able to overcome adversity on a large scale. It was a real statement piece for J. This day recognizes the 27th state to join the U.S. Some interesting facts about ‘The Sunshine State’ include: ·      Settled by Spaniards in 1565, St. Augustine is the country’s oldest inhabited city. ·      Everglades National Park in South Florida is the only place in the world where alligators and crocodiles co-exist in the same ecosystem. ·      No place in Florida is more than 60 miles away from the Gulf of Mexico or Atlantic Ocean. ·      With more than 1,300 golf courses, Florida has more golf courses than any other state. ·      Jacksonville is the largest city in the country by land area. It has a population of 962,970 and a land area of 875 square miles The 17th Street Bridge is a gateway to Fort Lauderdale, Florida, connecting the busy Las Olas area to popular beaches across the Intracoastal Waterway. The precast concrete segmental approach bridges rise above the riverbanks and allow the newly available property below to be used for park areas and parking. FIGG led two design charettes with area residents to gain their input on a variety of bridge features, including pier shapes, colors, and lighting. Anyone with a Detroit or Michigan connection is no doubt inundated with Michigan Central content at this point, so I'll beg your pardon for adding to it with this link to a Matterport virtual tour of the finished space. It was a lot of fun to work on this-- but also to see the project materialize over the past several years, having started with scans of the (very different) interior in late 2020 (you can tour those spaces, too!). When I first visited Detroit, one could simply walk into the train station. At the time, a number of elected officials and community leaders wanted to spend millions of (thoroughly limited) public dollars to demolish it-- a fate that continues to befall some of our region's most distinguished architectural gems- but that didn't happen here because of a good example of well-executed public-private partnership that sought to both preserve the building, create new space for public and private use, while developing new context around the site-- ranging from the stellar improvements to Roosevelt Park and the Southwest Greenway to proximal new development in housing and mixed-use spaces. Next up, maybe the current discussion in Lansing about a potential multi-billion dollar transit expansion initiative will return passenger rail to Michigan Central, at which point we'll be able to return the word 'Station' to the name, for a glorious, multimodal future of mobility for Detroit and beyond. Thirty years after moving into Old Louisville’s Ferguson Mansion, the Filson Historical Society needed to add storage space in a smart, planned and purposeful way. Rather than vacate the historic neighborhood they had called home since 1986, they decided to purchase a parking lot adjacent to the mansion and add storage capacity to the property.
