Despite initial resistance from the Lambeth Licensing Authorities due to concerns about exceeding Framework Hours, we were granted the extra hours requested without the need for a Hearing. Where is Boston’s Bushwick? We don’t have one! And maybe this is the reason so many recent graduates and young professionals are leaving the city. Boston needs to solve the liquor license and venue issues. The city has lost its cool factor. It’s too hard to open up a new venue unless you’re one of the few major owners already. I’m not a big drinker or partier, however it’s absurd that 90% of establishments close at 11pm on Sunday night of a holiday weekend. It is a Real Estate industry issue as people will pay a premium to be in a city that has ample entertainment offerings and will leave when it doesn't. Affordability is only part of the issue in attracting and retaining talent in the city. NYC, LA, Miami, Austin, even Chicago all kick Boston's butt in this arena. It's sad and embarrassing. Could Newmarket (edge of South End and Roxbuy) be a warehouse club district? Or perhaps a few venues in the space between the Seaport and South Boston?  Or maybe fill vacant office buildings/units with penthouse/rooftop venues? That will get people downtown. Thoughts? Pagani goes Miami! New York City has been the city of my dreams since I moved to this country at 21 years old. NYC gave me everything I can be thankful for: my wife, my kids, my friends and of course the resilience one needs for this crazy Wall Street career, full of ups and downs. Moving from NYC, my home for over two decades, to Miami, is a thrilling shift, blending personal family aspirations and our business expansion at BayCrest. In this Miami venture, some of my team joins the ride, while others hold the fort in the city that never sleeps. Thanks to lessons from Covid, I now know that my desk can thrive irrespective of the skyline outside my window. Day-to-day routines might stay familiar, but my coffee loyalty is up for a tropical twist – trading my usual NYC brew for a bold Cuban Cafecito. I'm excited for this new challenge, ready to dive into the Miami vibe. Although the cityscape transforms, my commitment to both NYC and BayCrest remains unaltered. Don’t think for a second the Marcos you know is getting soft! It’s the opposite. I am going to build a monster business for BayCrest in Miami. I can sense it. Not only because my important clients have always showed up for me when I needed them most, but also because this new challenge has reignited my energy entirely. So, if you find yourself in either city, drop me a text message – I'll be back and forth often, bringing a bit of Miami heat to the streets of NYC. And most importantly,  if you spot talented people I should hire or clients you think I should meet in the Florida sun, make sure you send them my way. There is so much innovation which comes out of Ireland. Exciting retail, with a touch of youthful adventure, located over a number of levels, in their Dublin store, Om Diva, is a great example of introducing that international flavour of fashion and accessories to a willing and most accepting consumer. Quite bohemian in theme, with a touch of sparkle, this is a great example of "right concept, right market". So smart and refreshing. Bring on more innovative "bricks n mortar" retail, with bucket loads of in store experiences. "It's worth making the case that #Sunderland is a city that deserves a Marks & Spencer and has good reasons for keeping one". You can watch the ITV Tyne Tees News report about the proposed closure of the city's M&S here, including comment from me 👇 Realistically, the level of investment that the current old building needs to meet modern requirements is unlikely to stack up financially, and we can't really see its closure as a great surprise. After all, M&S's strategy right now is focused on major city centre flagships (Newcastle, Liverpool, Birmingham) alongside major retail park stores, and Durham, Darlington and Middlesbrough are among the North East high-street stores already closed. However, against the backdrop of this bad news is a great opportunity to remind people of all the regeneration that is taking place in Sunderland right now (https://lnkd.in/e-f_AT9a) - the Elephant Tea Rooms, the railway station, 1,000 new homes on the Riverside (https://lnkd.in/e689ZcuE), Culture House, the list goes on. With 160,000 square feet of new commercial building proposed adjacent or near the Blackmore Marketplace Shopping Center, investors confidence in Casper is at an all time high! The truth is this is not a trend nationwide - which is a testament to the growth and vibrancy of our city When we combine this expansion with: the halo development surrounding the Wyo Sports Ranch (coming 2025!), business relocation, new hospitality construction and sustainable advancement of our existing businesses; we could see local growth that will stretch our workforce and resources more than ever.
