Scoop: Amid rebranding effort by owners, two more #luxury brands are OUT at the ex-Westfield mall, which now goes by Emporium Centre San Francisco. The mall formerly known as Westfield San Francisco Centre is wisely moving to a new name celebrating the beautiful ‘bones’ of the property…both physically and historically. In the meantime, more tenants drop like flies. These two high-end French cosmetics brands are the latest — and they have another interesting trait in common w/r/t #SanFrancisco. Before you cry “#doomloop” note that in SEPHORA’s case, they’re still hanging onto their store literally across the street at the cable car turnaround, and in #BXP’s Embarcadero Center (for now). Urban Outfitters is expanding its footprint in #Europe with the launch of another #flagshipstore in #spain, highlighting a growing trend among #brands to establish these prominent #retail spaces. This trend is gaining momentum for two significant reasons: 1) #ecommerce facilitates brand entry into new territories without physical presence, yet brands crave direct human interaction with #customers. 2) #FMCG brands are seeking direct engagement rather than relying solely on #retailer floors. However, managing a flagship store necessitates a shift in management focus. Key aspects require measurement. Unlike regular stores, flagships are larger and aren't solely sales-focused from day one. For example, while a regular store might gauge department traffic through sales data (not recommended but it happens), a flagship's primary objectives are branding, exposure, and customer success. I enjoyed speaking with Larry Getlen about the trend for retailers opening smaller stores. It’s not just large department stores opening smaller format stores, but that is certainly popular. Also, available locations close to both suburban and urban consumers are tight, especially in more high-traffic lifestyle centers. There are numerous advantages and opportunities for retailers in smaller stores to more effectively manage the assortment, inventory, staffing, and last but certainly not least, the consumer experience. #retail #stores

 Just a few thoughts to add to the discussion below: In 2016, Corso Como opened a NYC store at the Seaport. The location was difficult, however, the area was in development and I guess the company was focusing on the future. The space included the store and the gallery wing, designed to host events and exhibitions. The assortment of the store itself read "designers". To me, it was the best-curated buy I have seen. Whoever bought it - had great taste and understanding of the urban client. The idea was simple and modern: to create an environment/place that caters to the test of the fashion community - a place to hang out and shop (this is the ongoing dream of every luxury CEO). It didn't work out. The store was closed after a few years. Remember SAKS+Barney's project? Similar. To make these types of initiatives successful you need serious planning, the right people, consistency, financing, and a few other things:)) However, the concept is growing in popularity and we do see a trend: Marsèll, a Made in Italy, high-quality Italian footwear and accessory brand, has just opened its first flagship store in Milan, at Via della Spiga 42, in the city’s "Quadrilatero della Moda" fashion district. The store is the result of eight months of close collaboration between Marsell and the Berlin-based Lotto Studio. Together, they have designed a space where the whole of Marsèll’s offer and identity can express themselves at their best within an open, modern, comfortable, and somehow “solemn” space. The project’s brief had the aim of creating a unique space where the modular environments seen in the rigorous architecture of Marcel Breuer, a major exponent of the Bauhaus design movement, could blend with the meditative atmospheres of Carlo Scarpa, one of the most important 20th-century designers and architects. This space hosts long terraces that delimit a central area, imagined as an exhibition space. It is accessed via a large staircase characterized by a walnut bookcase conceived as a permanent work of art, which extends to the full height of the space and forms a connecting element between the floors. The idea - shopping, visiting the "art" and creating the community. This is the future of retail. The future can be bright for those who can do it right. #retail# #fashion #wwd #bof

ZARA SA will be moving into the former Debenhams unit at Silverburn, Glasgow’s flagship retail and leisure destination, as reported by Completely Retail, with repurposing works project managed by our #BuildingConsultancy team. Spanning 47,000 sq. ft over two floors, the new store – which has been taken on a 15-year lease – will be one of Zara’s largest in Scotland, and twice the size of the brand’s existing unit at Silverburn. Building works are already well underway, in preparation for Zara to begin their own works later this year to create their new store, which will feature the retailer’s latest store concept and integrate online services into its offer. An opening date will be confirmed in the coming months, but in the meantime, guests can continue to get their #Zara fix at the existing #Silverburn store, which will remain trading until the new store is ready to open. Occupancy at Silverburn is expected to increase to 92% by year-end, following other recent announcements, including the addition of retailers such as The White Company, TAG Heuer, AllSaints, Polestar and Rituals, with more to follow. Other new food and beverage and leisure additions at the centre include Kingpin , Bread Meets Bread, and The Real Greek. Some insight on the Macy's store closure announcement from our Head of CBRE Retail Research, Brandon Isner: - Macy's announced this past week their plans to close up to 150 underperforming stores by 2026, 50 of which will occur in 2024. - The 150 closures represent about 25% of their total footprint, but only contribute about 10% toward their sales. - This comes within their plan to monetize $600-$750 million in assets via store and distribution center closures. About 15% of their mall-based stores have an overlap store at that same center, with a third of these occurring in California. SPG alone has 20 properties where Macy’s stores overlap. It stands to reason these will be stores Macy's targets for closure. - Macy’s isn’t throwing in the towel with this move. They are planning to accelerate their luxury goods growth by opening 15 Bloomies and Bloomingdale’s The Outlet stores, along with 30 Bluemercury openings. - Their new openings for both luxury goods and their Macy's brand (Market by Macy's) will be off-mall (power center) - which is their priority for expansion going forward. https://lnkd.in/gDh_SP5z #cbre #macys #retailrealestate #consumerspending
