Galliford Try Holdings PLC (LSE:GFRD) Finance Director Andrew Duxbury shares insights into the company's half-year results in an interview with Proactive's Stephen Gunnion.  Galliford Try, a leading UK construction company, is known for delivering profitable, predictable results, focusing on non-cyclical sectors across the UK like schools, hospitals, prisons, roads, and water treatment works.  Duxbury noted that the company reported a strong performance for the half-year ending December 2023, with notable increases in revenue, divisional operating margin, profit before tax, and interim dividends. This growth was attributed to excellent operational execution, people, supply chains, and strong risk management practices.  Revenue was up 21% from the previous year, with a 2.5% divisional operating margin, up from 2.3%, and a 33% increase in profit before tax, alongside a 50% rise in earnings per share,... Utah is one of the most favored states for commercial real estate investment. Having sold numerous properties in the last 12 months in the State, cap rate returns tend to be lower than most places in America. For example, I sold a 10 year double net Chipotle in March at a 4.83% cap rate (above list price) while most Chipotle's are trading in the 5.5% cap rate range. Another example was a Jersey Mike's / all franchisee credit strip center I sold at a 6.1% cap rate in April - most strip centers trade in the 6.5-7.25% cap rate range. Why is that? Investors view the economy as stable, low crime, and high growth which is the starting point. Ultimately, its further driven by a supply / demand imbalance that supersedes a requirement by most investors to have positive leverage. The Carl's Jr. closing referenced below had only 5 years of term remaining, but received 5 offers due to the fundamentals of the real estate - hard corner, signalized intersection, high traffic, etc. Congrats to my clients (buyer and seller) on this one.
