#CaringIsSharing 💚 Am I having a deja vu moment pre GFC? 👇 Things went 'tits up' first in Germany after two main Banks went under, which then triggered the Lehman collapse shortly afterwards. By 2008 contagion had spread and thus history was made and Property values dropped everywhere. The US has already seen an inversion in mortgage loans, dropping to levels last seen in 2008. The FCA confirmed recently that mortgage advances are 40% lower YoY in the UK. Whilst remortgage loans with a whopping 40% deposit can now get 3.99% on a 5yr fixed deal (with £999 product fee), it signals where the 'safe money' level is for 2024. After existing falls of 7% in 2023, Halifax predictions of a further 4% drop in 2024 might be a tad optimistic if history is about to repeat itself. From 2011 to 2021 my clients saw an average gain of around 41%. Based on recent Estate Agent reports for a Trust Asset sale, we may only be 12% away from 2011 prices. 🙈 Just Saying 🤷♂️ #BUOM

Today’s WeeklyLT continues from last week & addresses the question: Could elements of China’s real estate collapse also appear in North America and/or Europe? A CONTRARIAN VIEW will be presented on why real estate may only grow in NOMINAL, but NOT REAL (inflation-adjusted) dollars, over the next 20+ yrs. The key factors include SUPPLY vs DEMAND, AFFORDABILITY & DIFFERING CONSUMER PREFERENCES but on a much smaller scale than in China. The middle class is shrinking, moving us towards a 20-80 world seen in many non-capitalist countries. The 80% struggling will vote for candidates who promise assistance (ie, RENT CONTROLS, which erode the landlords’ margins). A 15% TAX INCREASE HAS A SIMILAR IMPACT TO A 15% LOSS OF YOUR PURCHASING POWER, but the latter is more accepted. Inflation & loss of purchasing power via currency debasement, thus, is the preferred option. Wages have not kept up with inflation for an entire generation+ & most likely won’t going forward, causing continued erosion of purchasing power. I started working around the time of the “dot-com” stock market bubble burst & noticed many choosing to invest in real estate instead. I often ate a $0.99 slice of pizza for lunch a few times a week & paid $0.35-0.65 for gas. My total tuition for 5 yrs (including co-op) cost ~$10-15k. I had a high ability to save & build wealth over time. Look around & compare the cost of housing, education, pizza/food & gas vs. 20 years ago. ALL ARE 2-4x MORE EXPENSIVE or >. BUT THAT NEW GRAD’S SALARY ISN'T. Cheap borrowing that only a certain % of the population could take advantage of was the story of 2008-2020. The next decade+ may very well be FINANCIAL REPRESSION: a set of govt policies that keep real interest rates lower than they should & regulate capital movement to secure cheap financing for govt debt. Where the lever gets pulled is one’s currency (ie, DEBASEMENT). Banks faced with 30% vacancy in many commercial real estate properties they’re on the hook for will lend less to the 80%. The 30% vacancy will go higher as leases come up for renewal &/or with continuing technological advancements to better work remotely. https://lnkd.in/gMZbyaU7 Many in the 20% own multiple properties. They will be putting these on the market over the next 20 yrs. but there may not be enough buyers due to: - Poor demographics, foreign restrictions & less immigration, which I predict will occur due to concerns from the populous (hard to say considering my parents were refugees) - Changing behaviors & future generations not wanting large homes with big fences, etc We’re also one technological breakthrough away from much cheaper, mass-produced homes (ie, 3D printing). Working remotely, cheaper-smaller homes that can be mass-produced & perhaps even the ability to sleep in autonomous vans one day could create an entirely different world than we’ve known. Where will future tax revenues come from?
