This Deed of Absolute Sale, made and entered this 1st day of January 2015, in Makati City, Metro Manila,
by and between:
Lorna Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City
Maria Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City
Arthur Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City
Henry Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City
Adelfa Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City
Hitler Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City
Iqbal Samio, all of legal age, Filipino, and with postal address at No. 33, Daang Bakal, Makati City

All Heirs of Dona Nena Samio and hereinafter referred to as the SELLER;
and
Mr. and Mrs. Renato Ortiz, of legal age, Filipino, married with residence address at 58 Ayala Street, Brgy.
Dasmarinas, Makati City, Metro Manila hereinafter referred to as the BUYER.
WITNESSETH: THAT
WHEREAS, the SELLER is the registered lawful and actual possessor of a certain parcel of land situated
in Makati City, Metro Manila and more particularly described and bounded as follows:
TCT No. T-9132
A PARCEL OF LAND (Lot 32 of the consolidation-subdivision plan (LRC) Pcs-5141, being a portion of the
consolidation of Lots 1 and 2, Psu-112287 Amd., LRC (GLRO) Rec. No. N-17511), situated in the Makati
City, Metro Manila Island of Luzon. Bounded on the NE., points 3 to 6, by Lot 85; on the S., points 6 to 1
by Lot 30; on the SW., points 1 to 2, by Lot 31; and on the N., points 2 to 3 by Lot 35, all of the
consolidation-subdivision plan. Beginning at a pont marked "1" on plan, being N. 51 deg. 36' E., 1321.76
m. from B.L.L.M. No.1, Makati City, Metro Manila xxxxxxxx (a copy of which title is hereto attached as
Annex "A")
WHEREAS, the SELLER is willing to sell and the BUYER is willing to buy the above-described real estate
property;
NOW, THEREFORE, for and in consideration of the amount of Three Million Pesos (P3,000,000.00),
Philippine Currency, receipt in full is hereby acknowledged by the SELLER to her satisfaction, the
SELLER SELLS, CEDES, TRANSFERS and CONVEYS in a manner that is absolute and irrevocable the
above real property unto the BUYER, his heirs, assigns and successors-in-interest.
The SELLER warrants that she can transfer the title and possession of the aforesaid real estate property
to the BUYER and that there are no other transactions pending registration with the Registry of Deeds in
Sta. Cruz, Laguna that will adversely affect the rights of the BUYER.
THAT any and all expenses incidental to the registration and conveyance of the title from the name of the
SELLER to the name of the BUYER such as Transfer Tax, Documentary Tax, registration expenses and
the like shall be the sole and exclusive account of the BUYER: provided, that capital gains tax shall be for
the account of the SELLER.
IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF ABSOLUTE SALE this _____
day of March 2000 at the date and place first above mentioned.
