    CONTRACT OF LEASE

    KNOW ALL MEN BY THESE PRESENTS:


    This AGREEMENT OF LEASE made and entered into by and between:
    PAT REVEILLINO, of legal age, single, British, and a resident of Lot 15 Block 2,
    Montana Vista, Cagayan de Oro City, herein after referred to as the LESSOR;
    -AndCHESTER KITTLES, of legal age, single, American, and a resident of Montana
    Vista, Cagayan de Oro City, herein after referred to as the LESSEE;
    WITNESSETH:
    That the LESSOR hereby leases unto the LESSEE, and the latter hereby accepts in
    lease from the former; that residential house at Lot 12 Block 12, Second gate, Xavier Heights,
    Cagayan de Oro City, under the following terms and conditions:
    1. The monthly rental shall be TWELVE THOUSAND PESOS (P12,000.00) PESOS
    to be paid by the LESSEE unto the LESSOR on or before the 3 rd day of every
    month. It is expressly agreed and understood that the payment of the rental
    stipulated shall be made without the necessity of an express demand and without
    delay on any ground whatsoever.
    2. The TERM of this lease is for TWO (2) years commencing today, July 4, 2013;
    3. The LESSEE hereby expressly agrees and warrants that the leased premises shall
    be exclusively used for dwelling and residential purposes;
    4. The LESSEE shall pay at their exclusive expense the consumption of electric light
    or other utility services he may avail of.
    5. That any improvements made by the LESSEE in the above premises and existing
    at the termination of the lease shall remain as the property of the LESSOR without
    right to reimbursement to the LESSEES of the cost or value thereof;
    6. The LESSEE at the expiration of the term of lease or upon termination/cancellation
    of this lease as herein provided, will peacefully vacate and promptly deliver the
    said premises to the LESSOR in as good and tenantable condition, in all respects,
    as the same now are, reasonable wear and tear excepted, devoid of all occupants,
    furniture, articles and effects of any kind.
    IN WITNESS WHEREOF, these presents are signed at the City of Cagayan de Oro,
    Philippines, on this 4th day of July, 2013.
