HOUSING NEW ZEALAND RE-DEVELOPMENT 6-8 BANFF AVE, EPSOM

You may be aware that Housing New Zealand is currently looking at ways to redevelop its existing
social housing portfolio which includes 6-8 Banff Ave, Epsom.

The introduction of the Unitary Plan means that Housing New Zealand has the ability to significantly
increase the housing density on this particular site. There is a strong possibility that multi-storey
dwelling designs will be built here.

Understandably, with the Auckland housing shortage, (and in particular social housing) there is
pressure to maximise the number of dwellings for each Housing New Zealand site. However, any
new housing development regardless of whether private or public, is going to put extra pressure on
the local infrastructure. Street parking which is already at full capacity is going to be super-stretched.
There is also a chance that some of the future residents will have social and mental health issues who
will need to have special support measures in place.

Housing New Zealand have stated that they have not yet committed to re-developing the Banff Ave
site, but you, as a member of the local community, are going to be the most affected by the
development if and when it happens.

That’s why it’s vital that you are involved as much as possible in the planning process.

I’ve asked Housing New Zealand representatives to join us at the meeting on the 16th May. It’s a
chance for you to ask some questions, voice your concerns and perhaps even offer some
suggestions. It’s also an opportunity for Housing New Zealand to give us a clearer idea of what their
future plans may be.
