    This DEED, made and executed by and between:

    CELIA P. CALDERON, married, of legal age , Filipino Citizen, with residence and postal address at
    #404 M.L. Quezon St., Lower Bicutan, Taguig City, by virtue of a SPECIAL POWER OF ATTORNEY,
    executed before Notary Public ATTY. GAUDENCIO A, BARBOZA JR., entered as Doc. No. 152, Page No.
    31, Book No. 12, Series of 2019, hereinafter referred to as the VENDOR:

    AND –

    SPOUSES MELVIN L. MALABUYOC AND MARICRIS L. MALABUYOC, both of legal age, Filipino
    Citizens, resident of T. Franco St., Victoria, Laguna, hereinafter referred to as the VENDEE:

    WITNESSETH-That,

    The VENDOR is the owner of a certain parcel of land situated at Brgy. San Francisco, Municipality

    The BARANGAY OF SAN FRANCISCO, MUNICIPALITY OF VICTORIA, PROVINCE OF LAGUNA ,
    ISLAND OF LUZON. BOUNDED ON THE NE., POINTS 2-3 BY LOT 464, CAD. 427-D VICTORIA
    CADASTRE ; ON THE SE., POINTS 3-4 BY ROAD; ON THE SW., POINTS 4-1 BY PROVINCIAL
    ROAD; AND ON THE NW., POINTS 1-2 BY LOT 476- BY LOT 476-G, -LOT 4637 OF THE SUBD.
    PLAN. Containing an area of TWO HUNDRED SEVENTY THREE (273) SQUARE METERS.

    That, FOR AND IN CONSIDERATION of the sum of FOUR HUNDRED THOUSAND PESOS
    (P400,000.00), receipt of the whole amount is hereby accepted and acknowledged from the VENDEE by
    the VENDOR does by these presents do hereby SELL, CEDE, TRANSFER AND CONVEY by way of Absolute
    Sale, unto the said VENDEE, their heirs, successors and assigns the above described property free from
    all liens and encumbrances whatsoever;

    That this sale is in accordance with Article 1521-1523 as all adjoining owners have been notified
    sixty (60) days before the execution of this instrument.
