forever.

NOW THIS DEED OF SALE WJTNESSETH AS LJNDER:


WHEREAS the VENDOR herein declared that they are the absolute lawful
owners and peaceful possessors of the Schedule mentioned Property hereby conveyed
and that except the above said VENDOR there are no other person or persons are
having any manner of rights, inter€sts in the Schedule mentioned Property; and the
VENDOR have got full authority to convey the same. Thus the VENDOR do hereby
sell, transfer, convey and assign in the said Schedule mentioned Property in favour of
the VENDEES herein.

THAT the Schedule mentioned Property is free from all encumbrances,


charges, mortgages, prior sales, agreements, gifts, wills, court attachments, liens,
litigation's etc., whatsoever to the said property either by the Government or public.

THAT the VENDOR have put the VENDEES in vacant and peaceful physical ' t
possession of the Schedule mentioned Propefty hereby sold by the VENDOR to the
VENDEES.

THAT the VENDOR have transferred all their ownership rights, along with all
its structures, external, internal rights, interests, demands, privileges, appufienance
etc., in the Schedule mentioned Property to the VENDEES, to have and to enjoy the
same as absolute and exclusive owner ofthe Schedule mentioned Property.

FROM today onwards the above VENDOR or any other legal heirs. shall have
no more rights, interests, demands, claims over the Schedule mentioned Property and
the VENDEES shall enjoy the same as absolute and exclusive owner.

THAT the VENDOR have handed over the all Original Document and other
Relevant Papers etc., relating to the Schedule mentioned Property to the VENDEES
for his records.

THAT the VENDOR have paid all the Water and Electricity Charges etc., and
there are no dues ofany kind whatsoever to the Schedule mentioned Property. lfany
un-paid due or dues found by the VENDEES up to the date of Registration at a later
date, it shall be cleared by the VENDOR.

THAT the VENDEES can get mutation of the Schedule mentioned Property in
their name in concerned departments i.e., Water and Electricity Departments etc., or
any other Office or Offices in the light of this document.

THAT the VENDEES can transf'er the Schedule mentioned Property to any
person or persons by way of Sale. Gift, Mortgage, Will etc.. in the light of this
document.

THAT the VENDOR have agreed to sign all necessary papers, forms as
required getting mutation in the name of the VENDEES in the concemed departments
etc., and when the VENDEES call upon, the VENDOR shall sign all application
forms for mutation.

THAT the VENDOR agreed to save harmless and keep indemnified the
VENDEES from and against all losses, damages, costs, expenses, which the
VENDEES may sustain or incur by reason of any claim being made by anybody
whatsoever to the Schedule mentioned.

THAT the VENDOR further assures to execute any Rectification or


Supplementary Deed required by the VENDEES at any time in future regarding the
Scheduled mentioned Property to make perfect title for the VENDEES without
demanding any fresh consideration to execute such documents.

We do hereby declare that the identity and address proofofthe parties and
witnesses, the photograph ofthe buildingisite are true and correct and the transferee
has satisfied about the ownership ofthe transieror over the property sought to be
transferred through this document.

THAT the Schedule mentioned Properfy is not attracted by the Act 9 of 1977.
NOTE: No House or structure is constructed or existing in the house site/land
mentioned in the schedule of property and for any suppression of facts in this regard
they may be prosecuted in a court of law under section 27 and 64 of lndian stamp Act.
