EXTRAJUDICIAL SETTLEMENT OF ESTATE AMONG HEIRS WITH

ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This EXTRAJUDICIAL SETTLEMENT OF ESTATE AMONG HEIRS WITH


ABSOLUTE SALE, is made and entered into by and among:

HEIRS OF THE LATE LALA DOUGLAS, represented by LULU DOUGLAS,


of legal age, single, Filipino and resident of Barangay Camilmil Calapan City;

POMY DOUGLAS, of legal age, Filipino, single, and a resident of and with postal
address at Barangay Camilmil, Calapan City;

WITNESSETH

That the above-named parties, are the legitimate children and heirs of the late
HENERAL DOUGLAS who died on January 15, 2020 at Brgy. Camilmil, Calapan City,
without any Will or Testament;

That said deceased, at the time of his death left two (2) parcels of real properties
situated at Barangay Balite, Calapan City and more particularly described as follows, to wit:

PARCEL I:

“A parcel of land (Lot 1234-G-56-A-7-D, Psd-11-091011) being a portion of


Lot Lot 1234-G-56-A-7, Psd-112319-039647 , situated in Brgy Balite, Calapan City,
Province of Oriental Mindoro containing an area of TWO HUNDRED (200)
SQUARE METERS, more or less and declared for taxation purposes in the name of
HENERAL DOUGLAS under Tax Declaration No. 2020-031-0271 and assessed
at P111,260.00”;

PARCEL II:

“A parcel of residential land designated as Cadastral Lot No. 6331 with an


approximate area of THREE HUNDRED (300) Square Meters with residential
building erected thereon , bounded on the North by Lot 6270 - Heirs of HENERAL
DOUGLAS; on the East by Lot No. 6270- Heirs of HENERAL DOUGLAS; on the
South by Provincial Road to Balite and on the West by Barangay Road and
declared for taxation purposes in the name of HENERAL DOUGLAS under Tax
Declaration No. 2006-031- 0397 (Lot) and Tax Declaration 2020-031-0396
(Building) and assessed at P27,000.00 and P70,000.00, respectively ”;

That no personal properties are involved in this Extrajudicial Settlement of Estate;

That to the best knowledge and information of the parties hereto, the said deceased
left no debts;

That the above-described parcel of land is not tenanted and does not come within the
operation of the Comprehensive Agrarian Reform Program;
That, pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the
Philippines, by agreement between the parties herein, the entire interest of the decedent in the
above-described property shall be divided and settled among them in equal shares pro indiviso:

8. That for and in consideration of the sum of FIVE HUNDRED THOUSAND


PESOS (P500,000.00), Philippine Currency, receipt of which is hereby acknowledged by
POMY DOUGLAS, who do hereby SELL, CONVEY, and TRANSFER by way of ABSOLUTE
SALE her share to the inheritance unto LULU DOUGLAS, her heirs, assigns and successors-in-
interests, all their rights, interests and participation over the above-described parcel of land;

IN WITNESS WHEREOF, we have hereunto affixed our signatures this 30th day of
April 2020, Calapan City Philippines.

including this page where the acknowledgment is written.
