KNOW ALL MEN BY THESE PRESENTS:
That this Deed of Extrajudicial Settlement of Estate with Waiver and

Renunciation of Rights, entered into this 27th day of February 2020, in Barangay
Ballogo, Bacnotan, La Union, made and executed by and among legal and
compulsory heirs of the deceased namely:
1. TRINIDAD A. MARTINEZ, widower, of legal age, Filipino citizen

and resident of Barangay Ballogo, Bacnotan, La Union;
2. ERNESTO E. MARTINEZ, married to MILAGROS F.

JULATON, of legal age, Filipino citizen and resident of Barangay
Ballogo, Bacnotan, La Union;
3. FEDERICO E. MARTINEZ, married to LOLITA B. LICOS, of legal

age, Filipino citizen and resident of Barangay Ballogo,
Bacnotan,La Union;
4. CORNELIO E.MARTINEZ, married to CRISANTA PADEGDEG, of

legal age, Filipino citizen and resident of Barangay Ballogo,
Bacnotan, La Union;
5. ROMEO E. MARTINEZ, separated, of legal age, Filipino citizen

and resident of Barangay Ballogo, Bacnotan, La Union;
6. CARLITO E.MARTINEZ, widower, of legal age, Filipino citizen

and resident of Barangay Ballgo, Bacnotan, La Union;
WITNESSETH, that:
WHEREAS, EUFEMIANO E. MARTINEZ who died intestate on 21 s t of

November 2006, at Barangay Ballogo, Bacnotan, La Union (copy of his death
certificate is hereto attached as Annex A), without Will or Testament, and
without any outstanding debts in favor of any person or entity;
WHEREAS, his surviving legal and compulsory heirs are the herein
PARTIES/HEIRS, namely:

WHEREAS, the deceased left a conjugal estate particularly known as

LOT (address) Barangay Ballogo, Bacnotan, La Union covered by Transfer
Certificate of Title No. FP-9100, respectively, of the Register of Deeds of San
Fernando City La Union and more particularly described as follows:
1. A parcel of land (Lot 9471-B), being a portion of lot 9471,

PLS-1050-D. Bounded on the E., along line 2-3 by lot 9462; on the S., along
line 3-4 by lot 9471-A; on the W., along line 4-1 by lot 9472; and on the
N., along line 1-2 by lot 9471-C; all of the subdivision plan. Beginning at a
point marked “1” on plan being S 81 deg. 13’E., 11.85 m. from BLBM No.
1, Bo., Ballogo, Banotan, La Union.
thence S 09 deg. 37’E., 11.85 m. to point 2;

thence N 79 deg. 30’W., 15.32 m. to point 3;
thence N10 deg. 02’W., 11.96 m. to point 4;
thence S 16 deg. 29’E., 14.96 m. to point of beginning;
containing an area of ONE HUNDRED EITHY (180),

SQUARE METERS, more or less.
WHEREAS, the above-named legal and compulsory heirs, hereby, by these

presents, waives and renounces voluntarily and freely all their rights, interests
and participation over the above-mentioned estate/enumerated properties in
favor of the above mentioned by virtue on the law of succession;
WHEREAS, the herein PARTIES/HEIRS desire to settle the estate of the

deceased extra-judicially in accordance to Rule 74, Sec. 1 of the Revised Rules of
Court of the Philippines.
IN WITNESS WHEREOF, we hereunto set our hand on the 27th day

of February, 2020 at Ballogo, Bacnotan, La Union, Philippines.
