to these bachelor accommodations. In order to meet the said requirement, an
estimate of amounting to 1,53,047.00 (Inclusive of GST@18%) has been
framed on basis of office order no. CVPP/HR/2018-19/2373, dtd. 26.11.2018
issued by General Manager (HR), CVPPP Limited for adoption of wages of
existing service Contract and preparation of wages for estimation of Service
Contract.

Scope of work and proposal:


:Up keeping of bachelor accommodations (A & B type qtr and villas) at Semna
colony and DSB colony and providing mess services to them.

19/2373, dtd. 26.11.2018 issued by General Manager (HR), CVPPP Limited
for adoption of wages of existing service Contract and preparation of wages

Scope of work and proposal:


Assistance in smooth functioning of offices of Pakal Dul HEP.

Rates : On basis of minimum wages fixed vide office order no. CVPP/HR/2018-

Name of work : Renovation/repair of Office Complex (Block-2), construction of one no.


CGI Shed/room at DSB Colony, Pakal Dul HE Project, Kishtwar, J&K
Estimated Cost : Rs. 13, 64, 095/-(Including all taxes).
Head of Account : O- Misc. (R&M of office Complex/transit camp & all colonies)

History & Necessity: Two no. office complexes (Block 1 and Block 2) are under possession of
Pakal Dul HEP. Project works are being operated from the main Office
Complex building (Block-1). This building does not have sufficient office
accommodation for even present strength of the Project. Due to which,
Project is facing the difficulties to allocate the office space to the newly
joined staff. Office building (Block-2) near the main office complex is not in
use since many years. At present, condition of this building is not good and
hygienic to accommodate the officers and employee of Project. The wall of
rooms, plaster, floor tiles and whitewash/distempering of office building
became old and dilapidated.

For providing office space to Project staff, renovation work needs to be


done urgently.

Accordingly, an estimate for the above said work has been prepared as per
JKSOR-2012 with correction factor @96.81% including GST @18% and
Cess 1%. The total financial implication for above said work comes to
Rs. 13, 64, 095/-(Including all taxes).

Scope of work and proposal:


This proposal includes below mentioned work repairs works:
- Dismantling of Doors/Window and demolition of brick wall.

- Half brick masonry with bricks of class designation 75 in foundations and plinth in:
Cement mortar 1:4 (1 cement: 4 coarse sand) in superstructure above plinth level in (i) for
new toilet in room no. 1, closing of window, main toilet extension wall.
- RCC in lintels 1:2:4:Reinforced cement concrete work in lintels of door and windows
including centering, shuttering, finishing and reinforcement with 1:2:4 (1cement: 2 coarse
sand: 4 graded stone aggregate 20mm nominal size)

- Plastering work on walls: 20mm cement plaster finished with a floating coat of neat
cement of mix: 1: 4 (1 cement: 4 fine sand) on new room walls, Wall to close Door, toilets
etc.

- Flooring work: Wooden flooring of 12 mm thick Second class teak wood including fixing
with iron screws complete/Laminated in rooms.

 Fixing of vitrified floor tiles of size 60x60cm and 8-10 mm thick (double charged) laid
in room, CGM’ toilet, outer verandah and stairs. Tiles laid on on 20mm thick cement
mortar 1:4 (1 cement: 4 coarse sand) including grouting the joints with white cement
and matching pigments etc.

 Chequerred precast cement concrete tiles 22mm thick laid on 20 mm thick bed of
cement mortar 1:4 ( 1 cement : 4 coarse sand) on left and right parapet of entry stair.

 Cement Concrete Flooring 1:2:4 in the front entry portion, main and lower roof joints.

- Structural Steel Work in Rafters/Purlin for Shed: Dismantling of Existing Damaged


Entry GS Roof (total no. of sheet is 32 nos.) and installation of steel shed in Verandah
portion. Purlin-ISA 50x50x6mm, Rafter- 60x60x6mm along-with 21 nos of Column Post
for in front Verandah Roof, ISA 65x65x8mm. Fixing of GS Sheet of 0.63mm thick in front of
verandah and stair entry roof.

- Door: Fixing of three nos. chowkhats in existing opening including embedding chowkhats
in floors or walls cutting masonry for holdfasts embedding holdfasts in cement concrete
blocks of size 15x1 Ox1 O cm with cement concrete 1:3:6 (1 cement :3 coarse sand: 6
graded stone aggregate 20 mm nominal size) painting two coats of approved wood
preservative to ' sides of chowkhats and making good the damages to walls and floors as
required complete including disposal of rubbish to the dumping ground within 50 meters
lead: Door chowkhats.

- Distempering and painting: Distempering with oil bound washable distemper of


approved brand and manufacture to give an even shade.-Old work (one or more coats) in
all rooms.
 Water proofing cement paint of required shade - one or more coats applied @2.20
kg/1O sqm over priming coat of primer applied @ 0.80 litres/1 0 sqm complete
including cost of priming coat shall be carried out on the all outer side of building.
 Painting with synthetic enamel paint of approved brand in the ceiling of all Rooms,
door and windows.

 Painting on G.S. sheet of verandah with synthetic enamel paint of approved brand and
manufacture of required colour to give an even shade.-Old work (one or more coats).

- Fittings and fixtures: Aluminum fittings in doors, window and ventilators of approved IS
1868.
- Internal Sanitary and water supply: All the fitting, fixtures of water supply and sanitary
are of IS approved make including hindware, paraware etc. External sanitary system viz.
brick masonry manhole, soak pit etc. shall be made.

- Repair of ply wood ceiling: Old damaged plywood will be removed and fixing of hard
board ceiling of 4mm thick.

- Construction of one no. CGI shed/room for drivers.

- Construction of one no. wash room for drivers.

Above repair works shall be carried out in accordance to specification mentioned in the Bill of
quantities.

Rates : JKSOR-2012 with correction factor @ 96.81% plus GST @18% and Cess
1%.

Time of Completion : 90 days from the date of issue of the letter of award.

in hotel hayat by the Project as per terms and conditions for hiring of
accommodation for Pakal Dul HE Project. In order to meet the said
requirement, an estimate for hiring of water tanker for hotel hayat for an
amount of Rs. 1,48,000/- has been framed.

Rates : On basis of lowest quotation collected from local market

Mode of Execution : The work shall be got executed through work order basis.

Time of Completion : 12 months from the date of issue of the letter of award.

Project. Out of which, one office building fully occupied and 2 nd office
building is almost half vacant. At present Geology wing, vigilance wing,
Quality Control Department and land consultant staff are sitting there.

These vacant rooms are not in use of many years. The condition of floor
tiles and whitewash/distempering of office building become old and
dilapidated. Due to non-availability of good, hygienic and workable office
space, Project is facing the difficulties to allocate the seating
space/arrangement to recently joined Officers/Staff.

As such, there is need to renovate this office building for providing good,
hygienic and workable office space to the Project Staff.

Accordingly, an estimate for the above said work has been prepared as per
JKSOR-2012 with correction factor @96.81% including GST @18% and
Cess 1%. The total financial implication comes to Rs. 22,71,481 /-

History & Necessity: Bridge is important part and essential part of approach which connect the
Power House area, syrge shaft, pressure shaft, TBM-HRT etc. So as to ensure
uninterrupted service, safety, and security for users, periodically inspection
and maintenance of bridge is required. As such, annual maintenance of
Baily Suspension Bridge may be carried out on quarterly basis to avoid any
mishappening /accident and proper functioning.

Scope of Work : Quarterly maintenance includes the following activities:

(v) Checking, tightening or replacement of nuts, Buldo Clamp, transom


clamp, panel pin split pin, bracing frames, tie plates, riband and bolt &
nuts etc. of Tower and Bridge Complete.

(vi) Checking, tightening, adjustment of suspenders, anchor suspenders,


saddle, cables sag, Towers, Deck level and Buldo Clamp etc. and
replacement of timber chesses max. upto 40 nos. in a year if required. as
site condition or as per GRSE Manual/Guideline complete in all respect.

Materials to be provided by the contractor: As per Annexure –A attached.


Rates : Rates is based on previous year Contract rate of M/s Saifi Constructions,
Meerut (UP).
Mode of Execution : The work shall be got executed through open tender.
Time of Completion : 12 months from the date of issue of the letter of award.

History & Necessity : - Regular cleaning of the office building and premises is essential for
maintaining hygienic neat and clean working surroundings. It is required
to up keep the toilets, corridors, stairs etc complete and provide &
maintain water supply, drainage & sewerage system in order.
Scope of Work : - The brief details of the work covered under the scope is enumerated as
under:-
A: Daily Jobs: -
(ix) Up keeping of the office premises i.e. Dusting, Sweeping, Mopping/ wiping
of floors, up keeping of all toilets, collection of waste paper from all rooms
& paper baskets, dusting and cleaning of furniture, cleaning and dusting of
steel pipe hand rails etc. complete wherever required.
(x) Cleaning of road back side & left side of phase II office building and main
entrance road to phase-II office complex. Cleaning of lower and upper
basements including the entry and exit ramps.
(xi) Maintaining of water supply system including operation & maintenance of
pumps, water supply pipe lines etc.
(xii) Maintaining drainage and sewerage system.
B: Weekly Jobs:
(v) Cleaning of toughened glass in stairs, aluminum doors, windows, wooden
door shutters, patch fitting doors and glazing, grid ceilings, name plates,
cleaning of jala etc.
(vi) Cleaning of terraces, chajjas etc.
C: Quarterly Jobs:
(v) Cleaning of ACP& Structural glazing
(vi) Underground & Overhead water tanks
D: Half Yearly Jobs:
(iii) Buffing of Stainless Steel Railing etc.
D: Materials to be provided by the contractor: As per Annexure –A attached.
E: T&P Items to be deployed by the contractor: The following T&P items of M/s Eureka
Forbes Ltd or equivalent make. are required
(new) and shall be maintained in good working
condition at site every time:
(xi) Wet and Dry Vacuum cleaner (Model ZW35SS of M/s Eureka Forbes or
equivalent make)- 1 No.
(xii) High Pressure jet cleaner (Model KL Extra 1600 of M/s Eureka Forbes or
equivalent make)- 1 No.
(xiii) Automatic floor cleaner/scrubber (Model Mega 43 of M/s Eureka Forbes
or equivalent make)-1 No
(xiv) Duo-Mop Trolleys Size 70 x 46 x 88 (cm) (Model Sky 2.25 of M/s Eureka
Forbes or equivalent make) - 6 Nos
(xv) Dust cleaner/Sweeper (Model CS 50H/B of M/s Eureka Forbes or
equivalent make)- 1 No.
Rates : - Rates of the items based on the analyzed rates as derived.
