    CONDITIONAL DEED OF SALE

    OF REGISTERED PARCEL OF LAND

    KNOW ALL MEN BY THESE PRESENTS:

    I, JOVITA T. BAUYAN, of legal age, married, Filipino and resident of Lamut,


    Natubleng, Benguet, hereby voluntarily and freely sell, cede, convey and transfer in a
    conditional manner all my rights, title, ownership and interest over the lot covered and
    embraced by Transfer Certificate of Title (TCT) T-67238 situated at Barangay Takian,
    Municipality of La Trinidad, Province of Benguet containing an area of Three Hundred (300)
    Square meters to JIM BEAM TOLDING, of legal age, married Filipino, and residents of IC-47,
    Betag, La Trinidad, Benguet for a consideration of Fifty Thousand Pesos (P 50, 000.00) as
    partial payment thereof. And subject to the fooloing terms to wit:

    1. That the vendee shall pay the addition payment in the amount of Sixty Thousand
    Pesos (P 60, 000.00) on the month of April 2017;

    2. That the vendee shall be the balance for the full and complete payment of the whole
    purchase price on the month June 2017;

    3. That upon full and complete payment of the consideration, the vendor shall undertake
    to execute an absolute deed of sale in favor of the herein vendee.

    The Vendor hereby warrants that the land is free from any lien, charges or encumbrances
    and that she shall defend the Vendee against any claim of adverse party and/or third person
    whatsoever.

    IN WITNESS WHEREOF, We have hereunto set our hands this 20th day of March 2017
    at La Trinidad, Benguet, Philippines.

    March 2017 personally appeared the above-named parties exhibiting to me their Valid
    Identifications (IDs) with picture above their respective names and identified by me of their
    identities to be the same persons who executed the foregoing instrument and acknowledged to me
    that they have executed same under their free act and voluntary deed.

    This instrument refers to a Conditional Deed of Sale of a registered Parcel of Land


    consisting of one (1) page including this page on which this acknowledgment is written, and has
    been signed thereof by the parties and their instrumental witnesses and sealed with my Notarial
    seal.
