SALE AGREEMENT
BETWEEN
AND
WHEREAS, the Vendor is the owner and is desirous of selling the property together
with all the attached improvements and developments thereon for Tshs.15,000,000/=
(Tanzania Shillings Fifteen Million Only) (The Purchase Price) and the purchaser is
willing to buy the property as it is and where is basis.
THAT simultaneously with execution hereof, the vendor hereby acknowledges and
agrees to be paid in full the sum of Tshs.15,000,000/= (Tanzania Shillings Fifteen
Million Only) upon signing all the transfer documents and surrendering the original
certificates of Title with the above reference the purchase hereby acknowledges being
put in good possession of the same.
THAT the vendor further warrants that he has full rights and authority to sell the
property with all attachments and improvements thereon without any recourse to
anybody or authority and is free from all encumbrances.
THAT, the vendor concurrently warrants that he shall reinmburse the purchaser the
purchasing price upon revocation of the transfer of the title of the property by the
relevant authorities.
THAT upon payment of the purchase price hereinabove mentioned the vendor shall
relinquish all rights of the property together with all attachments and improvements
thereon and the same shall vest upon the purchaser.
THAT the vendor undertakes to render any assistance necessary for the transfer of the
property together with all attachments and improvements thereon into the names of the
purchaser.
THAT all expenses on account of stamp duty and registration as well as the transfer costs and
other costs shall be borne by the purchaser.
THAT, payment of the capital gain tax shall be borne by the vendor.
THAT this agreement and rights, duties and obligations of parties set forth herein shall be
settled and determined in accordance with the laws of the United Republic of Tanzania.
THAT, all alterations and amendments to this Agreement shall be valid only if they are made in
written form and duly signed and accepted by both parties.
THAT, this Agreement constitutes the entire agreement of the parties and supersedes all
previous negotiations, representations and agreements. No variations of this Agreement shall
be effectual unless agreed on writing by all parties hereto.
THAT, this Agreement shall be executed in three copies and each shall serve the purpose of the
original.
THAT, any notice or demand hereunder may be duly given to either party by prepaid post
letter through the addresses hereinabove specified.

1. That, on 04th day of October, 2013, I bought a piece of land on Plot No. 86 Kibada
Temeke Municipality, Dar es Salaam City from one SAVO SAMWEL MUNG’ONG’O
of P. O. Box 71710 Dar es Salaam
2. That, the said SAVO SAMWEL MUNG’ONG’O applied for the consent to the
Commissioner for Land to transfer the right of occupancy of the said land to

4. That, in the view of the foregoing, I implore the Commissioner for Lands, to his consent
and I HEREBY undertake to INDEMNITY the said Commissioner for Lands, the
Registrar of Titles and any other Government official against any claim, loss and
damages that may occur.
