    AFFIDAVIT OF ADVERSE CLAIM

    I, CHERELYN F. AGUILAR, of legal age, Filipino, single and a


    resident of No. 31 Aquino Street, Phase 4 Pinagbuklod Bahayang Pag-asa
    Subd. Imus, Cavite, represented by my mother DIOSA T. FERNANDEZ, of
    legal age, Filipino and a resident of B7 L33 Phase 1A Pomelo St., Citihomes
    Subd., Molino V Bacoor Cavite after having been duly sworn to in
    accordance with law, depose and state:

    1. That on February 16, 2016, I have entered into a Deed of Absolute Sale


    which was acknowledged on the same date before Notary Public Atty.
    Magno V. Toribio Jr. and entered in his Notarial Register as Doc. No.
    497, Page 96, Book XXIX, Series of 2016. A copy of the said Deed is
    hereto attached as ANNEX “A” and made an integral part of this
    Affidavit;

    2. That in the said Deed of Absolute Sale, I was the VENDEE of a certain
    parcel of land covered by Transfer Certificate of Title No. 168258, more
    particularly described as follows:

    TCT 168258/TCT No. 057-2016013734/399 SQM/Situated in the


    Mun. of Imus, Province of Cavite

    3. That the VENDOR executed a Deed of Absolute Sale wherein they


    warrant valid Title to peaceful possession of the above described property
    and further declare that they will defend the VENDEE right on the said
    property from claims whatsoever;

    4.  However, since the said Deed of Absolute Sale per se could not be


    annotated on the Title with the Office of the Register of Deeds, I am
    therefore executing this Affidavit for the purpose of attesting to the
    truthfulness of the foregoing allegations and in support of my request for
    the annotation of an adverse claim over the parcel of land covered by the
    Transfer Certificate of Title No. 168258.

         IN WITNESS WHEREOF, I have hereunto set my hand this 24th day


    of September 2020 in Bacoor City, Cavite
