Extrajudicial Settlement of Estate With Absolute Sale - Tancinco, Dennora
This Extrajudicial Settlement of Estate of the late Anastacio Pido with Absolute Sale, made
and entered into by and between:

DENNORA CORP., a company duly organized and approved by the Securities and
Exchange Commission in accordance with the Corporation Code of the Philippines with business
address at Molino-Paliparan Road, Salawag, Dasmariñas, Cavite, Philippines, herein referred to as
the BUYER;
WITNESSETH:
WHEREAS, the herein HEIR-SELLERS are the legitimate heirs and the only surviving legal
heirs of the late ANASTACIO PIDO who died intestate in Calbayog City, Samar, Philippines;
WHEREAS, the decedent, at the time of his death left a certain parcel of land located at
Brgy. Carayman, Calbayog City, Samar, Philippines, covered by Tax Declaration No. 99-01001-
01726, designated as Lot No. 3977, registered under the name of ANASTACIO PIDO, more
particularly described as follows:
WHEREAS, there are no known debts or obligations due against the estate of the said
decedent;
WHEREAS, it is to the very best interest of the parties hereto to extrajudicially adjudicate
unto themselves and other heirs, the entire estate in the form and manner hereinafter set forth;
AND WHEREAS, all HEIRS being with full capacity to contract, we do hereby adjudicate
unto ourselves and other heirs the land described above, pro indiviso in the following manner of
shares:

any other person deprived of the lawful participation over the said estate of the deceased and
encumbrances;
The parties agree to publish this instrument in a newspaper of general circulation in the City
of Calbayog, Province of Samar once a week for three consecutive weeks.
In the remote event that any other property of the decedent should ever be found which is not
included herein above, the HEIRS hereto further agree as they do so agree to settle and distribute the
same in like manner and proportion as herein established and disposed.
That the HEIRS hereby covenant and further warrant that should there be preterition or
omission of one, some, or all of the compulsory heirs in the direct line, whether living or not at the
time of the execution of this Deed, will not invalidate/nullify the terms and conditions of this Deed.
Instead, the HEIRS shall proportionately oblige themselves to pay to the omitted Heirs or the latter’s’
heir(s) the share which belongs to him/them, in accordance with the rules of succession under the
Civil Code of the Philippines.
- FURTHER -
WHEREAS, the BUYER has offered to buy and the HEIR/SELLER has agreed to sell the
above described real property, covered by Tax Declaration No. 99-01-001-00108, designated as Lot
No. 3977, registered under the name of ANASTACIO PIDO, containing an area of One Hundred Ten
Thousand Fifty Three (110,053) square meters more or less, together with the existing improvements
and appurtenances thereon and that we hereby warrant to defend this sale and conveyance against the
lawful claims of any and all persons whomsoever;

parties and their witnesses, and sealed with my notarial seal.

with all the existing improvements and appurtenances thereon;
