How to measure the defects?
“…our department using the ‘blue print’ method by the lifetime of a building component to measure the performance of each
portfolio component of Building. ‘Blue print’ method of building component means maintenance is doing based on service
requirements in compliance with the conditions stipulated in the warranty certificate.” Maintenance is doing by feedback of 1.

If the building parts categorized as damaged, decayed or malfunction, then it identified and verified as eligible to run
maintenance. Then there are three type of works needed, 1. Restoration work on mechanical and electrical equipment, 2. Repair and
replacement on building physical element for eg. Frame structures, building, façade, finishes, etc., 3. Upgrading of interior decorations
and services.

Activity .
Every groups are given a chance to select their case study. Every members in the group will discuss
and prepare a set of maintenance and remedial works processes. The students are encouraged
to make a further research by referring to the selected maintenance organisation (company or else
purposely as a mentor).

Date of briefing: week 10th of semester. Date of submission: week 13th of semester.
