AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT, made and entered into by and between:

ROCHELLE VENTURA TORRES, of legal age, Filipino and resident of Zaragosa,


Nueva Ecija, representing his minor son ROCKY GEORGE TIMOTHY TORRES
PRINTZ, herein referred to as the FIRST PARTY;

-and-

ROGELIO C. ROMANTICO, of legal age, Filipino, and a resident of Purok 6, Brgy.


Ibona, Dingalan, Aurora, representing the HEIRS of the late SOLEDAD C.
ROMANTICO, hereinafter called as the SECOND PARTY;

- WITNESSETH -

1. That the SECOND PARTY particularly the late SOLEDAD C. ROMANTICO


is the owner of a parcel of land with an area of 12,076 square meters
located at Brgy. Umiray, Dingalan, Aurora;

2. That the FIRST PARTY was supposed to purchased the same for FOUR
HUNDRED PESOS (P400.00) per square meter and in fact was able to
pay ONE MILLION EIGHT HUNDRED TEN THOUSAND PESOS
(P1,810,000.00) out of the total purchase price of P4,830,400.00;

3. That the late SOLEDAD C. ROMANTICO executed a Deed of Absolute Sale


in favor of the FIRST PARTY and in fact the FIRST PARTY was able to
transfer the title in the name of ROCKY GEORGE TIMOTHY TORRES
PRINTZ;

4. That the FIRST PARTY hereby acknowledged that they only paid
P1,810,000.00 out of the total purchase price of P4,830,400.00 and was
able to transfer the title notwithstanding the non-payment of the balance;

5. That in order to remedy the situation, the herein FIRST PARTY will allow
the SECOND PARTY to sell the property now registered under Transfer
Certificate of Title No. 051-2020000859 to any interested buyer;

6. That both parties agreed to sell the above described property at SIX
HUNDRED PESOS (P600.00) PER SQUARE METER;

7. That out of the proceeds of the possible sale, the SECOND PARTY will
collect the balance of P3,020,000.00;

8. That the FIRST PARTY on the other hand will be entitled to collect
P100.00 per square meter from the proceeds of the possible sale or a total
of P1,207,600.00;

9. That under this agreement, the SECOND PARTY will offer the property for
sale to possible buyers and the FIRST PARTY will not entertain or allow
any other person to sell the same without the knowledge of the SECOND
PARTTY.

IN WITNESS WHEREOF, we have hereunto set our hands this ____ day of
