it involves managing & relating to people,
and require the project manager to apply intuitive skills
in situation that are totally unique for each project.

A good project management methodology provides the fram

The owner Sets the stage

Owner define the purpose of project. Architectural


Program is the owner’s responsibility.
Architectural Program establishes the parameters for the
design of the project and ultimately sets the stage for
developing the scope of work the contractor will be
responsible for delivering.
Minimum architectural program information:
- The building site and any known constraints or
challenges associated with it
- The building’s primary function and what is required in
terms square footage to meet the intended function
- The types of spaces that will be required, their
adjacency to each other, and how they will be used
- Who will be using the spaces and what types of
activities they will engage in
- The mechanical and electrical needs of the facility
- Aesthetics and architectural image
- Any unique or special requirements associated with the
project
II. Three Project Delivery methods

• Design – Bid – Build ( Traditional ) method

• CM method

• Design – Build ( Turn-key ) method


These three project delivery methods differ in five fundame
ntal ways:

• The number of contracts the owner executes

• The relationship and roles of each party to the contract

• The point at which the contractor gets involved in the pr

• The ability to overlap design and construction

• Who warrants the sufficiency of the plans and specificati
