    SPECIAL POWER OF ATTORNEY

    KNOW ALL MEN BY THESE PRESENTS:

    I, MARIA IDA TERESITA BARRAIRO RUBIANO, of legal age, Filipino, married and resident of 99 K 2nd
    Street, Kamuning, Quezon City, constituted and appointed, and by these present do make, constitute and
    appoint ALLAN CABANTING JUAN, of legal age, Filipino, married and a resident of Ermita Street, Bonfal
    Proper, Bayombong, Nueva Vizcaya, to be our true and lawful Attorney-In-Fact for me and in our name, place,
    and stead, to do and perform the following acts and things, namely:

    1. To authorize our Attorney-In-Fact to sign in our behalf any DEED pertaining to the transfer Certificate of
    Title No. T-11670 of the land records of Nueva Vizcaya registered in the name of our late parents
    Spouses Lauro L. Barrairo and Nicanora T. Pisang;

    2. To construct/build a commercial at the portion of a parcel of land embraced and covered by Transfer
    Certificate of Title No. T-11670 of the land records of Nueva Vizcaya, registered in the name of our late
    parents Spouses Lauro L. Barrairo and Nicanora T. Pisang;

    3. To secure our birth certificates at the Philippine Statistic Authority (PSA);

    4. To make, sign, execute and deliver any and all kinds of documents, instruments and papers of
    whatever nature relative to the above-stated purpose;

    HEREBY GIVING AND GRANTING unto said Attorney-in-fact full power and authority to do and to
    perform all every act and thing which may be necessary to carry into effect the foregoing authority as fully to all
    intents and purposes as I might lawfully do as if personally present unto my said ATTY-IN-FACT shall lawfully
    do or cause to be done by virtue of these present.

    IN WITNESS WHEREOF, we have hereunto affixed our signatures this 07 th day of April 2022 at
    Quezon City.
