This will validate our agreement for me to provide professional services as Architect
of your proposed___________________________ located at_______________________________

Under the aforementioned terms and conditions:

I. THE ARCHITECTURAL SERVICES’ GENERAL SCOPE

The ARCHITECT/S will provide expert services, which would include typically consists of:

1. Discussions with the client and examination of comprise preliminary services.

the construction site.

2. Based on the needs/requirements of the OWNER, the schematic design.

3. development of perspective sketches for the final design development.

4. Drafting of contract documents that include the following. Preparation of


Contract Documents consisting of the following:

4.1Architectural Drawings and Details

4.2 Structural Drawings and Details

4.3 Electrical Drawings and Details

4.4 Sanitary and Plumbing Drawings and Details

4.5Mechanical Drawings and Details if required

4.6 Specifications

4.7Budgetary Cost Estimates

5.Periodic visits of Construction

(Note: 8-hour of full-time supervision or construction management is not included but


may be under separate contract)

II. ARCHITECT’S FEE

The owner agrees to pay the Architect in accordance with the Architect’s National Code
(UAP Doc. 202) a basic fee of ____________percent (%) of the total estimated project
construction cost. However, the fee shall be adjusted up or down based on the final
construction cost.

III.MANNER OF PAYMENT

1. The amount of PESOS: ________________________ (Php


__________________________________) as a minimum payment for the Architect's basic
services shall be paid to the Architect upon execution of this Agreement. However,
during the preparation of the various project phases up until the execution of the
Contract Documents, monthly retainer costs might be established and subtracted from
the overall fees.

2. The 30% of the architect's fee will be due once the schematic design phase is
complete and the final design development drawings have been completed.

3. The 50% of the architect's fee will be due after the completion and submission
of five (5) sets of signed and sealed Contract Documents. (85 percent of the entire fee).

4. The remaining charge will be calculated based on the total project construction
cost during the actual construction implementation (regular visits). A maximum of 1.3 of
the project's authorized time may be spent on construction implementation. Any
additional time required for recurring observation will be bargained for.

5. The Owner undertakes to make partial payments during each of the several stages of
the work upon the request of the Architect, provided that such payments are made
within the parameters of the payments described above.

IV. DELAYED PAYMENT

Any payment that is overdue to the architect after 30 days from the date of
invoicing will accrue 2% interest per month.

V. DATA REQUIRED FROM THE OWNER

The Client/Owner will provide all technical information on the property, properly
certified lot and neighborhood plans, contour maps, etc., in a convenient scale, and
other pertinent information so that the project's design may get underway immediately.

VI.CHANGES AND/OR REVISIONS

After the Owner approves the final design, any changes and/or revisions required
by the Owner are subject to remuneration agreed upon by both parties, but not less than
a man-hour time fee plus materials utilized multiplied by 2.5.

VII. OWNERSHIP OF DOCUMENTS

In accordance with R.A. 9266 and R.A. 8293, Contract documents shall remain the
property of the Architect whether the design is executed or not. Additional copies when
required will be for account of the Owner.
