toilet, pantry and stores
Special Comments Refer to approved drawings and special comments (if any) in attached sheets for further
compliance.

General Conditions
• This NOC should be printed and posted on the site entrance for the reference of Trakhees Inspection Engineers.
• All approved modification works shall be isolated from General Public and Operation Areas & executed within the premises unit.
• Modification Permit and Approved Drawings shall be available on site during the modification activities.
• The Contractor/Consultant and his agents shall remain entirely responsible for all errors in the design and execution of the project.
• No storage or utilization of adjacent unit or area is permitted unless clearance obtained from concerned parties.
Environment, Health and Safety (EHS) aspects are to be met during the Modification Works as per Trakhees Guidelines &
Regulations.
• Consultant/Contractor shall inform Trakhees (CED and EHS) of any accidents or incident that occurs during modification works
period.
• COC requirements (if applicable) shall be complied as per submitted undertaking letter. Trakhees Construction Safety Inspectors
will verify the COC compliance any time during the course of modification works.
• Revalidation of Permit is required if modification works are not commenced within six (6) months from the date of issuance of
Modification permit.
• Operation/Occupation of the modified area is not permitted unless Modification Completion Certificate (MCC) is obtained from
Trakhees.
• Refundable Deposit shall be collected after issuance of Modification Completion Certificate or else it will be forfeited. Trakhees has
the right to forfeit the refundable deposit if the appointed contractor fails to maintain the cleanliness of the site and surroundings
or any unpaid payment (Fines and/or Fees) owing to the project/plot mentioned in the department remarks without referring back
to who paid the project deposit.
• The applicant shall comply with Dubai Civil Defense requirements and the NOC for this Permit works & bear full responsibility in
this regard.
• The contractor shall comply with Modification Mobilization & Signboard requirements & bear full responsibility in this regard.
• The contractor shall apply and obtain contractor mobilization NOC from Trakhees CED before carrying out any mobilization activity
on the site.

Special Comments
TKS CED Comments
1. Please note that The Modification Completion Certificate (MCC) will not be issued without the
availability of the DUDC White code.
2. Review is for internal fitout work only (Changes for Retail 7 and Retail 8 at ground floor to be
facility management, toilet, pantry and stores.) and no any changes in the elevations. And as per
Nakheel NOC ref. 0001-1222-1653 dated 13 Dec 2022 along with the approved drawings and
landlord letter with ref DU1216/DU/L/0107/2022 dated 22 Nov 2022.
3. Approval for areas clouded with red only.
4. Existing structural elements such as column, beam, and structural wall shall not be disturbed.
5. Clear height to be as per DBC , 2.50m for the offices
6. All works shall be within the leased area and shall comply with Trakhees Regulations.
7. Kindly note that all HVAC & Electrical work are excluded from this approval.
8. As per the submitted contractor undertaking letter / covering letter there will be no any
structural work included in the provided drawings otherwise structural drawings/calculation shall
be submitted for further approval, and there will be no any changes in the elevations.
9. For Demolition /removal of Non-structural wall: Ensure demolition will not affect any
structural impact on the existing structure and shall comply as per proper method of demolition,
proper measures to prevent undermining the existing structure.
10. For Demolition /removal of Non-structural wall: Demolition/removal shall be supervised by
Qualified Competent Engineer.
11. For Demolition /removal of Non-structural wall: Contractor to check for any existing
structural member & shall be brought to the attention of the authority. Consultant / Contractor
shall inform Local Authority (Trakhees CED) of any accidents or collapse during demolition.
12. Demolition debris shall be transferred away to an approved DM dumping yard.
13. The consultant/ contractor shall comply with Modification Mobilization & Signboard
requirements & bear full responsibility in this regard.
14. The consultant/ contractor shall apply and obtain contractor mobilization NOC from Trakhees
CED before carrying out any mobilization activity on the site.
15. The Modification Completion Certificate will not be issued without the submission of the Civil
Defence (DCD) compliance certificate.
16. It is the responsibility of Contractor & Client to ensure the safety, stability of the existing
structure and proposed ceiling & partitions works is maintained, and all design recommendations
are complied.
17. "The applicant shall comply with Dubai Civil Defence requirements & the NOC for this Permit
works & bear full responsibility in this regard"

1. Office facility shall be used for office related works only which will have office furniture for
example Table, Chair, Filing cabinets, Computer, Fax & Printing Machine etc. and shall not store
any other kind of goods or material. Moreover, cooking and/or any type of food preparation is not
permitted in an office facility.
2. Proposed office fit out has been reviewed based on the submitted documents/drawings and
complies with the requirements of EHS. Any additional requirements related to EHS assessed
during the construction safety and/or completion inspection of the project shall be acknowledged
and corrected accordingly.
3. All construction safety requirements listed in the COC-MW compliance form along with the
safety measures mentioned in the method statement shall be fully adhered to during the job
execution stage. In addition, Only manual handheld tools or portable power tools shall be used for
the proposed modification works. No heavy demolition equipment or heavy machineries
producing noise or nuisance to the community/neighboring units shall be used for the proposed
modification works.
Demolition/removal shall be supervised by Qualified Competent Engineer.
