Sr No ITEM DESCRIPTION

A ANTI-TERMITE TREATMENT

Preconstruction antitermite treatment to the building under construction by providing,Supplying & Diluting.
Stage 1: Treating the bottom and the sides (upto 30 cm height of the excavated trench @ 5 liters per sqm of the
surface area.
Stage 2: After masonry/RCC work, the backfill in the immediate contact with the foundation structure treatment @ 7.5
liters per sqm. Of the vertical surface of the substructure for each side
1 Stage 3: surface treatment by spreading emulsion over the plinth area before laying the base concrete under floors @
5.0 litres/Sqm.
Stage 4: Pumping the emulsion in plinth masonry on filling side at floor junction @ 7.5 litres/Sqm.
Stage 5: Pumping the emulsion from outer side of the plinth below ground around the masonry @ 5.0 litres/Sqm as per
I.S. 8944 Emulsion. (1Chlorpyrifos: 19 water) with five years service guarantee (Measurements to be taken for plinth
area)
Note – Treatment should start when foundation trenches and pits are ready to take bed concrete or leveling course in
foundations. Lying of bed concrete should start when the chemical emulsion has been absorbed by the soil and the
surface is reasonably dry. Treatment should not be carried out when it is raining or when soil is wet with rain or subsoil
water. This also applies to fill up soil within the plinth area before laying the subgrade for flooring

2 Diluting and injecting chemical emulsion for POST CONSTRUCTIONAL anti-termite treatment (including the cost of
chemical emulsion) :
Along external wall where the apron is not provided using chemical emulsion @ 7.5 liters / sqm of the vertical surface
a of the substructure to a depth of 300 mm including excavation channel along the wall and rodding etc. complete, with
Chlorpyriphos/ Lindane E.C. 20% with 1% concentration.

b Along the external wall below concrete or masonry apron using chemical emulsion @ 2.25 litres per linear metre
including drilling and plugging holes etc. With Chlorpyriphos/ Lindane E.C. 20% with 1% concentration.
Treatment of soil under existing floors using chemical emulsion @ one litre per hole, 300 mm apart including drilling 12
c mm diametre holes and plugging with cement mortar 1 :2 (1 cement : 2 sand) to match the existing floor, With
Chlorpyriphos/ Lindane E.C. 20% with 1% concentration.
Treatment of existing masonry using chemical emulsion @ one litre per hole at 300 mm interval including drilling 10mm
d dia and 200mm deep holes at 45 degree and plugging them with cement mortar 1:2 (1 cement : 2 sand) to the full
depth of the hole, with Chlorpyriphos/ Lindane E.C. 20% with 1% concentration.
Treatment at points of contact of wood work by chemical emulsion Chlorpyriphos/ Lindane (in oil or kerosene based
e solution) @ 0.5 litres per hole by drilling 6 mm dia holes at downward angle of 45 degree at 150 mm centre to centre
and sealing the same.
B MASONARY WORKS

1 Providing and laying masonry of I.S. Standard C.C. hollow block 100 x 200 x 400 mm with 100 mm thick in cement
mortar 1:6 proportion for super structure including curing, scaffolding etc. complete.

2 Providing and laying masonry of I.S. Standard C.C. hollow block 200 x 200 x 400 with 200mm thick mm in cement
mortar 1:6 proportion for superstructure including curing, scaffolding etc. complete

Providing and constructing masonry in precast solid Concrete Block (Grade D-50 As per I.S. 2185, Part-I, 1974,

for superstructure including striking joints on unexposed faces, racking out joints on exposed faces, watering, curing

LGFS WALL SYSTEM

Designing, providing, installing and fixing factory finished custom designed cold form Light Gauge Steel Framed super
structure comprising of steel wall panel, trusses, purlins etc manufactured out of minimum 0.75 mm thick steel sheet as
per design requirements. The steel sheet shall be galvanized (AZ-150gms Aluminium Zinc Alloy coated steel having
minimum yield strength 300-550 Mpa) conforming to AISI specifications and IBC 2009 for cold formed steel framing
and construction and also as per IS: 875-1987, ISO 800-1984 and IS:801- 1975. The wind load shall be as per
provisions of IS 875 (part -III). LGSFS frame shall be designed as per IS: 801 using commercially available software
such as Frame CAD Pro-11.7/ STAAD PRO-V8i/ ArchitekV2.5.16/ Revit architecture-2011 or equivalent. Proper usage
3 of Connection Accessories like Heavy Duty Tension Ties, Light Duty Hold-ons, Twist Straps (to connect truss with wall
frames), Strong Tie, Tie Rod, H-Brackets, Boxing Sections, L-Shaped Angles for better structural stability. The framing
section shall be cold form C-type having minimum web depth 89 mm x 39mm flange x 11mm lip in required length as
per structural design requirement duly punched with dimple/ slot at required locations as per approved drawings. The
slots will be along centre line of webs and shall be spaced minimum 250mm away from both ends of the member. The
frame can be supplied in panelized or knock down condition in specific dimensions and fastened with screws
extending through the steel beyond by minimum of three exposed threads. All self drilling tapping screws for joining the
members shall have a Type II coating in accordance with ASTM B633(13) or equivalent corrosion protection of gauge
10 & 12, TPI 16 & 8 of length 20mm. The frames shall be fixed to RCC slab or Tie beam over Neoprene rubber using
self expanding carbon steel anchor bolt of dia as per approved drawings. design subject to minimum 12mm diameter
and 121mm length conforming to AISI 304 and 316 at 500mm c/c with minimum embedment of 100mm in RCC (RCC
to be paid separately) and located not more than 300mm from corners or termination of bottom tracks complete in all
respects. The item also includes the submission of stability reports duly examined and issued by any NIT/IIT. The rate
includes the concept design, detailed design, fabrication of sections, transportation, installation and all required fixing
arrangement at site as described above

Providing and fixing of external wall system on Light gauge steel frame work with outer face cement boards as per
standard sizes fixed with self- drilling / taping screws / fasteners @ 60cm c/c of approved make. A groove of 2 mm to
3mm shall be maintained and grooves shall be sealed with silicon based sealant. The board shall be fixed in a
4 staggered pattern. Screws shall be of counter sunk rib head of 1.60mm to 4 mm thick or 8 to 10 gauge of length
varying from 25 to 45 mm and. Internal face 12.5 mm thick gypsum plaster board fixed on cement board as per
standard sizes fixed with self_x0002_drilling / taping screws / fasteners @ 60cm c/c of approved make, proper taping
and jointing to be done using fiber mesh tape and epoxy and acrylic based jointing compound for seamless finish.(cost
of frame work to be paid for separately)

a Outer face having 6mm thick fiber cement board fixed on 9mm thick fiber cement board, Type A, as per IS:14862:2000
(high pressure steam cured) Inner Face :- 12.5 mm thick gypsum plaster board conforming to IS 2095:2011 fixed on 8
mm thick fibre cement board confirming to IS:14862:2000 of type B (High pressure steam cured)

Providing and fixing internal wall panels on Light gauge steel frame work with 12.5mm thick gypsum plaster board
conforming IS 2095:2011 fixed on Cement Fiber Board 8 mm thick as per IS 14862:2000 of type B (High pressure
5 Steam Cured) as per standard sizes fixed with self-drilling / taping screws / fasteners @ 60cm c/c of approved make,
Screws shall be of counter sunk rib head of 1.60mm to 4 mm thick or 8 to 10 gauge of length varying from 25 to 45
mm. Proper taping and jointing to be done using fiber mesh tape and epoxy and acrylic based jointing compound for

6 Providing and fixing in all exterior face panels breathable vapour barrier underneath the cement fiber board as per
National Building Code 2009 complete as per direction of Engineer-in-charge.

7 Supplying and installation of moisture resistant/fire resistant Cement Fiber Board 6 mm thick as per IS 14862:2000
oftype B (High pressure Steam Cured) as per standard sizes fixed with self-drilling / taping screws. Screws shall be of
counter sunk rib head of 1.60mm to 4 mm thick or 8 to 10 gauge of length varying from 25 to 45 mm
Providing and fixing thermal insulation with Resin Bonded Fibre glass wool conforming to IS: 8183 having density 24
8 kg/m3, 50 mm thick, wrapped in 200G Virgin Polythene Bags fixed to wall with screw, rawel plug & washers and held
in position by criss crossing GI wire etc. complete as per directions of Engineer-in-Charge.
DRY WALL PARTITION
Providing and laying Gypsum panel partitions 100mm thick with water proof Gypsum panels of size 666x500x100mm,
9 made of calcite phosphor Gypsum fixed with tongue and groove, jointed with bonding plaster as per manufacturers
specifications in superstructure above plinth level up to floor II level. Gypsum blocks will have a minimum compressive
strength of 9.3 kg/cm2.

Providing and fixing, in position concealed G.I. section for wall paneling using board of required thickness fixed on the
'W' profile (0.55mm thick ) having a knurled web of 51.55mm and two flanges of 26mm each with lips of 10.55 mm,
placed @ 610mm C/C in perimeter channel having one flange of 20mm and another flange of 30mm with thickness of
10 0.55mm and web of length 27mm. Perimeter channel is fixed on the floor and the ceiling with the nylon sleeves @
610mm C/C with fully threaded self_x0002_tapping dry wall screws. Board is fixed to the 'W' profile with 25 mm
countersunk ribbed head screws @ 200mm C/C., all complete as per the drawing and directions of engineer-in-charge
the joints of the boards are finished with specially formulated jointing compound and 48mm wide jointing tape to
provide seamless finish.
10 mm thick tapered edge calcium silicate board made with calcareous and siliceous materials reinforced with
a cellulose fibre manufactured through autoclaving process to give stable crystalline structure, with compressive strength
225 kg/sq.cm, Bending strength 100 kg/sq.cm.
b 12 mm thick Gypsum board conforming to IS: 2095 Part-I.

c 8 mm thick non-asbestost multipurpose termite, fire & moisure resistance cement bonded particle board as per IS:
14276 with suitable cement bonded board screw.

d 9mm thick non asbestos,heavy duty fibre cement board reinforced with cellulose fibre manufactured through
autoclaving process(High pressure steam cured) Type A,Category 4, conforming to IS 14862.
C PLASTER WORK

Providing waterproof sand faced plaster above ground level on concrete or block masonry surfaces in two coats, base
coat of 13 mm thick in cement mortar 1:4 (1 cement: 4 M Sand(Artificical)), clearing the surface by combing it and
1 finishing coat of 8 mm. thick in cement mortar 1:3 (1 cement: 3 4 M Sand(Artificical)) and taking out surface grains by
mechanical arrangement or applying second coat by mechanical means and mixing water proofing material in cement
plaster work in proportion recommended by the manufacturers including cost of all material, labour, and T and P
including all lead, lift and scaffolding etc. complete.

Providing and applying 12 mm thick (average) premixed formulated one coat gypsum light weight plaster having
2 additives and light weight aggregates as vermiculite/ perlite respectively conforming to IS: 2547 (Part -1 and II) 1976,
applied on hacked/ uneven background such as bare brick/ block/ RCC work on walls and ceiling at all floors and
locations,excluding in wall which may come in contact with dampness finished in smooth line and level etc. complete.

Supply and laying of vermiculite cementitious concrete coating as fire proofing material around structural steel
members (viz beams, coloumns, bracings and including carrying out the design for the coating thickness and getting
the same reviewed by the owner/EIL complete with supply and welding of ms nuts clearing the steel surfaces, applying
primer paint compatible with the already applied paint to the nuts and effected surfaces of the members die to welding.
3 Supplying, placing and fixing in position welded wire fabric reinforcement 3 mm dia 50x50 mesh conforming to IS:1566
and tying the reinforcement to the nuts with 16SWG tying wire, including straightening, cleaning, curing, bending,
applying the self primer paint after cleaning of steel members, vibrating, tamping, curing or providing a layer of
approved membrane of curing compound, rendering wherever required to achive a smooth and even surface,
providing chamfering at corners, supplying and laying of 10mm thick bituminous mastic flashing cionforming to IS:3037
for protection of top edges; painting the surfaces with 2 coats of micrporous exterior top coat including the cost of all
labour, materials, shuttering, staging, scaffolding for all shapes and positions at all heights above pavement etc, all
complete as per specifications and directions of Engineer-in-Charge.( ALL MATERIALS SDHALL BE SUPPLIED BY
THE CONTRACTOR)

Providing & Applying Gypsum plaster directly on bare block-wall/RCC surfaces with Trowel Finish. Rate to include for
4 filling of cracks/gaps, surface cleaning (if required) and then applying average 12 mm thick Gypsum plaster and
trowelling in line and level with neat and smooth surfaces free of undulations, cracks, levelling marks etc or any other
deformities arising out of poor workmanship. Rate to include for finishing of niches and chases for Electrical Switch
Boxes, Conduiting etc. The cost of providing & erecting scaffolding as required is included in the cost.

5 Providing and applying plaster of paris putty of 2 mm thickness over plastered surface to prepare the surface even and
smooth complete
D FLOORING WORK

1 Providing and laying in situ cement concrete M30 with tremix treatment for 200mm thickness for flooring with groove
cutting of 4mm wide and 20mm deep with necessary refilling with bitumen etc. complete.
Providing and laying cement concrete floor of mix M-25 with ready mixed concrete from RMC. The ready mixed
2 concrete shall be laid and vibrated with a poker vibrator and finished with screed board vibrator , vacuum dewatering
process and finally finished by floating, brooming with wire brush etc. complete as per specifications and directions of
Engineer-in-charge. The channel shuttering spaced 4m apart shall be included in this item.)

Providing and laying cement concrete. floor of mix M-20 with ready mixed concrete from RMC. The ready mixed
3 concrete shall be laid and vibrated with a poker vibrator and finished with screed board vibrator , vacuum dewatering
process and finally finished by floating, brooming with wire brush etc. complete as per specifications and directions of
Engineer-in-charge. The channel shuttering spaced 4m apart shall be included in this item.)

Providing and laying polished natural stone 25 to 30 mm thk. Kota stone of size 0.430m x0.56m(17"x22") (Machine
cut) of an approved qualityand size for paving /flooring in plain and/or diamond/approved pattern including cement
4 mortar bedding of25 mm thick in 1:4 proportion, cement float, machinecutting, dressing, leveling, jointing, filling the
jointswith neat cement slurry or with required pigment,machine polishing at site, curing, finishing, etccomplete as
directed by Engineer In Charge.

Providing and laying machine cut, mirror polished, Marble stone flooring laid in required pattern in linear portion of the
5 building all complete as per architectural drawings, with 18 mm thick stone slab laid over 20 mm (average) thick base
of cement mortar 1:4 (1 cement : 4 M Sand(Artificical)) laid and jointed with white cement slurry @ 4.4 kg/sqm
including pointing with white cement slurry admixed with pigment to match the marble shade including rubbing, curing
and polishing etc. all complete as specified and as directed by the Engineer-in-Charge.

Providing and laying Vitrified tiles Matt/Antiskid finish in floor in Size of Tile 600 x 600 mm (thickness to be specified by
6 the manufacturer) with water absorption less than 0.08% and conforming to IS:15622, of approved brand &
manufacturer, in all colours and shade, laid on 20 mm thick cement mortar 1:4 (1 cement: 4 M Sand(Artificical)) jointing
with grey cement slurry @3.3 kg/sqm including grouting the joints with white cement and matching pigments etc. The
tiles must be cut with the zero chipping diamond cutter only . Laying of tiles will be done with the notch trowel, plier,
wedge, clips of required thickness, leveling system and rubber mallet for placing the tiles gently and easily.

Providing and applying antifungal self leveling 3mm EPU system including coving at floor wall junction, necessary
surface preparation by cleaning and de-dusting. The System shall be executed in three stages, firstly by applying a
7 solvent free epoxy primer which has a volumetric ratio of mixing @ 200 microns dft, then laying 1.8mm self leveling
epoxy based screed and finally applying a solvent free EPU ( epoxy-polyurethane), self leveling coating to yield a dft of
1000 microns. The EPU coating shall be a two component with volumetric ratio of mixing. No fillers shall be added at
the site while laying the self leveling EPU including Aisle or zone marking in different colours etc. complete as per
manufacturers specifications and as directed & approved by Engineer In-Charge.
Providing & fixing 20+2 mm thick machine cut mirror polish 1st quality Granite riser 150mm ht. for staircase (black

Providing and laying 16-20 mm thick and 75mm wide strips of rough jet black Granite stone (or equivalent) of approved

machine cutting, dressing, leveling, jointing, filling the joints with neat cement slurry or with required pigment, curing,
finishing etc. complete as directed by Engineer-in_x0002_charge

E CLADDING WORK

Providing&fixing in position 20 +/-2mm thick machine cut, mirrorpolished, 1st quality granite cladding approved
equivalent in lift lobby / passage installed in approved pattern and design of size 600 x 1200mm and as directed
1 including backingcoat of 1:4 cement plaster of required thickness with stainless steelfasteners cleats etc. The joint
between the granite slabs to be filled white cement mixed with with matching pigments. The rate toinclude all curing,
polishing at all lift and levels.

Providing and fixing 8mm thk. vitrified tiles as specified below conforming to I.S. 15622-2006 with water absorbtion less
than 0.08% and of approved quality, pattern and colour for dado in the wet area including preparing the surface and
5 levelling in the desired line, backing of 20 thk. cement mortar in porportion 1:3 with approved waterproofing compound,
square cut top edge or chamfered top edge in cement mortar 1:3, cement float, machine cutting, leveling, jointing,
filling the joints with neat cement slurry or approved colour grout, finishing, curing etc complete as directed by Engineer
In Charge. Light coloured glazed vitrified tiles/ Dark coloured glazed vitrified tiles/ Light coloured antiskid / matt vitrified

Aluminium Skirting:
6 Supply of 2.6 mm thick Aluminium Profile for skirting, width of Aluminium profile 126 mm and 6feet long with counter
hole and Anodising etc. complete in all respect as directed by the Engineer-in-Charge
F FABRICATION WORK

Providing & fixing S.S. pipe hand rail along the wall in staircase or ramps or passages consisting of 50 mm dia. 18
1 gauge 304 grade stainless steel pipe. Supported with 25 mm 18 gauge S.S. pipe (304grade) brackets & 5mm thick
tapered edge coller base plate fixed to wall with SS screws at approx. 600 mm center to center fixed horizontally or in
inclined position at required height including grinding the welded joints, buffing,protecting the railing members by
means of wrappers during construction etc. complete as per detailed drawing as directed by the Engineer in charge.

Providing, fabricating & fixing in position MS Staircase Railing with Top hand rail of 50mm dia Hollow MS pipe of 16
2 gauge to be welded as railing to the verticals made of 40mm dia MS tubes with 25mm dia MS Rod Mid Rails 3 Nos.
welded to 40mm dia MS Tube Vertical Pipe. Verticals should be fixed to the concrete slabs with 200mm x 150mm, 10
gauge MS plate anchored with 4 Nos. of 10mm dia 75mm long Expansion bolts. All MS sections to be hot-dipped
galvanised finish to all steel members as per manufacturers specifications etc., complete. all as per Architectural
drawings and instructions. etc. complete as directed by the Engineer in charge.

Providing, detailing, and fabricating as per specifications, transporting to site and erecting Openable Entrance Gates
fabricated using B Class GI Hollow pipes including track and wheel, locking arrangement, fixing bolts, nuts, washers,
3 cleats, stiffeners, gussets and all necessary operations like straightening, bending, cutting, drilling, grinding, machining
if specified, welding etc. complete weighing 18 to 20kg/Sqm, including cleaning, Grinding and removing the welding
burr and preparing surface and applying one coat of red oxide zinc chromate primer and one coat of Synthetic Enamel
paint after fabrication and second coat of Synthetic Enamel paint after erection, with approved colour, shade and
brand etc. including touching up with primer etc. complete as directed by Engineer In Charge.

Providing, fabricating and fixing M.S. grill work as per approved design and as per weight specified below to fencing /
4 compound mades out of square / round bars, M.S. flats, angles, with necessary holdfast including painting with one
coat of red oxide zinc chromate primer and two coats of approved synthetic enamel paint etc. complete as directed by
Engineer In Charge.

provisions of IS 875 (part -III). LGSFS frame shall be designed as per IS: 801 using commercially available software
such as Frame CAD Pro-11.7/ STAAD PRO-V8i/ ArchitekV2.5.16/ Revit architecture-2011 or equivalent. Proper usage
5 of Connection Accessories like Heavy Duty Tension Ties, Light Duty Hold-ons, Twist Straps (to connect truss with wall
frames), Strong Tie, Tie Rod, H-Brackets, Boxing Sections, L-Shaped Angles for better structural stability. The framing
section shall be cold form C-type having minimum web depth 89 mm x 39mm flange x 11mm lip in required length as
per structural design requirement duly punched with dimple/ slot at required locations as per approved drawings. The
slots will be along centre line of webs and shall be spaced minimum 250mm away from both ends of the member. The
frame can be supplied in panelized or knock down condition in specific dimensions and fastened with screws
extending through the steel beyond by minimum of three exposed threads. All self drilling tapping screws for joining the
members shall have a Type II coating in accordance with ASTM B633(13) or equivalent corrosion protection of gauge
10 & 12, TPI 16 & 8 of length 20mm. The frames shall be fixed to RCC slab or Tie beam over Neoprene rubber using
self expanding carbon steel anchor bolt of dia as per approved drawings. design subject to minimum 12mm diameter
and 121mm length conforming to AISI 304 and 316 at 500mm c/c with minimum embedment of 100mm in RCC (RCC
to be paid separately) and located not more than 300mm from corners or termination of bottom tracks complete in all
respects. The item also includes the submission of stability reports duly examined and issued by any NIT/IIT. The rate
includes the concept design, detailed design, fabrication of sections, transportation, installation and all required fixing
arrangement at site as described above
G DOOR WORK

Providing and fixing of Metal Fire door from ISO 9001:2015 certified Manufacturer . The door must have been
manufactured with galvanised - GI sheet of GPSP Grade as per IS 277. All Fire doors must satisfy the requirement of
latest NBC 2016 Part 4 for Fire & Life Safety guidelines for 120 minutes Fire Rating with minimum 20 minutes
Insulation properties along with its Stability & Integrity for 120 minutes. The Prototype sample of the door must carry a
1 prior test evidence as per IS 3614 part-2 / BS 476 Part 20 & 22 . The manufacturer must submit the copy of test
evidence prior to start of production .The offered test certificate should either carries it's Validity or certificate must not
be older than 5 years from CBRI / NABL Accreditated Lab i.e Spectro / International Lab i.e Exova / TBW etc .
Recommended fire door must also be certified by a third party evaluation program from approved International agency
like IFC/ Intertek/ Certifire and must carry a lable on all doors . All doors should be finished with Powder coating in
desired regular RAL Shades.

Door frame shall be Single rebate profile of section 100 x 57 mm made out of 1.20mm thick galvanised steel sheet with
a factory pre-punched groove so as to accomodate Fire & smoke seal size 10x4mm . Frames should be butt jointed
1a and field assembled with bolting system for proper strength .Frames should be provided with back plate for anchor
fasteners (payable extra ) for installation on a finished plastered wall opening. The Air gap between Wall and frame
can be filled with fire retardant sealant (payable in extra item).

Door leaf should be minimum 46mm thick fully flush double skin door. Door leaf must be manufactured from 0.8mm
(22 guage) thick galvanised steel sheet. The door should be provided with reinforcement pads to receiving

g) Work shall include adding Polypropylene mesh fibers with Microban to mortar in proportion recommended by the
manufacturer with use of approved products and work carried out as per manufacturer's specifications and directions
of Engineer-in charge. The rate shall include cost of all materials specified above, preparation of the surface, its
application, testing by ponding of water for 72 hours etc. and labour charges for working at all leads and
