OUTLINE SPECIFICATIONS FOR GENERAL CONSTRUCTION:

G-S 1.0: General

The general requirements shall imply the support items related to completing items identified in the

specifications under the divisions. This shall cover the rules and requirements in the quality control methods and

performance of the work.

1.1. These simplified specifications are prepared in concise manner which intention is to save time

and simplify specification elaborateness. All work covered in this contract shall be executed in

the highest form of workmanship and quality of materials.

1.2. The drawings and specifications are intended to explain each mutually, and anything shown or

called for one and not in the other, shall be executed as part of the contract as though both are

shown and specified.

1.3. The Contractor shall be responsible to check all the numbers and units as may be indicated on

the specifications or drawings and shall supply the actual required units called for.

1.4. Precautionary Measures - The Contractor shall take precautionary measures for the protection

of the adjacent properties from injury, damage or loss arising in connection with this contract.

He shall be responsible for all damages to persons or property, which may occur, or in

connection with the prosecution of the work.

1.5. Permits

1.5.1. Prior to submission to Design Consultant & Owner / Bank for signature, General

contractor to completely fill-out the forms and properly signed and sealed by their

respective architects/ engineers.

1.5.2. Original permit documents should be submitted to user unit framed and properly

documented and received. Copy with receipt of the user unit shall be submitted to

GSD.
G-S 2.0: Earthworks

1.6. Excavation

Excavation consists of the excavation for foundations, including all other excavations for

drainage, sewer and water service required and necessary for the proper execution of work.

Excavations shall be in accordance with the lines and grades indicated on the plans. Bottoms

of excavation shall be level, free from loose materials on required levels in undisturbed earth

on compacted fill.

1.7. Filling and Backfilling

All excavations shall be backfilled after concrete footing and tie beams have attained full design

strength and or/ as directed by the Engineer. Suitable earth fill materials or crushed gravel,

crushed rock or combination thereof shall be used and be placed in layers not accurately

graded with 10mm of gravel and sand and stoned thoroughly before concrete pouring is done.

1.8. Soil Poisoning

All footing, slabs on fill and areas within the building shall first be treated with chlordane anti-

termite chemical prior to concreting.

G-S 3.0: Masonry

1.9. Cement

Cement shall be Portland in 40kg/bag conforming to ASTM specifications C-150 type I, such as

island, TCC or other locally available of the same quality.

1.10. Fine Aggregates

Fine Aggregates shall be clean, hard, natural sand, free from deleterious substance such as

clay loan and vegetable matters.

1.11. Coarse Aggregates


Coarse Aggregates shall be river run gravel or crushed stones. The maximum size shall be ¾”

of the minimum clear spacing between reinforcing bars, or between reinforcing bars and forms,

whichever is smaller.

1.12. Water

Water to be used for mixing shall be potable and free from any injurious number of elements

that may impair the strength of concrete.

1.13. Forms and Formworks

Concrete forms shall be ¼” thick ordinary plywood or 20mm thick T&G. Install forms sufficiently

tight to prevent leakage. Securely braced and shored to prevent displacement and to safely

support construction load. Formwork shall, after fixing, be cleansed, and coated with oil grease

prior to concrete pouring. Avoid spillage of oil reinforcement of previously concreted surfaces.

1.14. Form Removal

The time required before removal forms shall be:

 For Columns – 2 days

 For Slabs – 14 days

 For Beams – 3 days

 For Beam Bottom – 14 days

1.15. Proportioning of Concrete

Proportioning of concrete shall be done by volume: For concrete beams, columns and footings

use proportion of 1:2:4 class A, that is 1 bag of cement, 0.0567 cu.m. of sand and 0.1134 cu.m.

of gravel, for other concrete work use proportion of 1:2:5:5 class B, that is bag cement, 0.0708

cu.m of sand 0.1417 cu.m of gravel. The maximum water content per bag is 24.6 liters.

G-S 4.0: Masonry Works

1.16. Concrete Hollow Blocks


For exterior wall, use 6 thick concrete hollow blocks (CHB), for interior wall specified on plans,

use 4 thick CHB. It shall be standard machine vibrated and shall have fine, even texture and

well edges. It shall free from cracks or other defects that interferes the proper placing of the

unit or will impair its strength.

1.16.1. TECHNICAL SPECIFICATIONS

 The interior walls shall consist of 4” Concrete Hollow Blocks and shall be

reinforced by 10mm x 6m reinforcing bars.

 Portland cement and Bistay Sand shall be used for mortar and plastering.

1.17. Laying of CHB

Wet block thoroughly before installing, the first row of blocks must be thoroughly anchored to

the concrete wall, columns, or slab. Course shall be laid straight and uniform with regular

running board and vertical surfaces truly vertical and set true to line.

1.18. Finishing

All exposed surfaces of concrete hollow blocks except for tiles shall be finished with cement

plaster with a total thickness of 18mm.

1.19. Cement Mortar

Cement mortar shall be mixed only in such required for immediate use and any mixture which

has developed initial set shall not be used. All hollow blocks shall be filled with mortar

composed of one part Portland cement and three parts of sand.

1.19.1. INSTALLATION

 Composition of mortar will be one part “Portland” cement to 4 parts of sand and

water.

G-S 5.0: Reinforcement and Structural Steel


1.20. Reinforcement Bars

Reinforcing bars shall be new and of approved type structural grade standard commercial

deformed steel bars.

1.21. Tie Wire

Tie wire shall be commercial galvanized iron (G.I.) wire gauge 16.

1.22. Bending and Placing of Reinforcement

Place reinforcement securely fastened and supported to prevent displacement before or during

concrete pouring. Bars shall bend cold, free from rust, scale or oil. Bar splices shall be avoided.

In case it cannot be avoided, it should be staggered in any structural member. In no case shall

slices be made at critical points of maximum stresses, unless approved by the supervising

engineer. Splicing of bar shall be at least 40x bar diameter. No reinforcement shall be installed

unless it is free from foreign elements that may affect its strength. Hooks bands, splicing and

lapping shall be in conformity with the National Building Code.

For CHB masonry walls, all horizontal and vertical reinforcing bars shall be anchored 24x bar

diameter into the walls, columns or slabs, hooked to the vertical and horizontal reinforcing bars,

as the case may be, leaving another 24x bar diameter exposed to splice with the reinforcing

bars of the hollow blocks. Reinforcing bars shall have a minimum lap 30x bar diameter. All

horizontal reinforcement must be tied to the vertical reinforcement at the intersection.

1.23. Structural Steel

Steel to be used for roof framing shall be ASTM A36 with minimum yield stress of 248Mpa.

G-S 6.0: Carpentry Works

1.24. Grading of Lumber

Grading of lumber shall be with the accepted commercial fractions and shall be of approved

quality of each respective kind, well-seasoned and thoroughly dry, free from loose or unsound

knots, shakes, pitch-pockets, or any other imperfections affecting its strength, durability, or

appearance.
All lumber in direct concrete with concrete or masonry shall be coated with two coats of hot

asphalt or coral tar. Nails bolts and nuts, screws for fastening carpentry and joinery works shall

be new and of the type and sizes best suited for the intended application.

1.25. Wood Species

Framing Lumber and other woodworks shall be fitted closely, set accurately to the required

lines and levels, and shall securely place with the use of fasteners. Framing members shall not

be applied between bearing points and shall be free from pronounced defects. Bolting and

nailing shall be in substantially approved manner.

Ordinary plywood, ¼ thick x 4 x 8 shall be used on ceiling board. Edges of ceiling boards shall

be chamfered to form V joints.

G-S 7.0: Roofing Works

1.26. Roofing

Roofing shall be Concrete slab with waterproofing.

1.26.1. TECHNICAL SPECIFICATIONS

 Cementitious Waterproofing: a rigid type of waterproofing that shall be used in

internal wet areas such as powder rooms.

 All materials shall be certified and approved by Environmental Protection Agency

(EPA).

1.26.2. INSTALLATION

 Waterproofing membrane will be applied via two (2) coatings.

G-S 8.0: Finishing Works

1.27. Floor Finishing


Ground and second floor finishing shall be 60 x 60 granite tile on 4” thick slab. All T&B flooring

must be 12’x12’ vitrified floor tiles as approved by the architect or the owner. Garage, porch,

and terraces shall be finished with concrete tiles capable of 5,000 psi load

G-S 9.0: Glass and Glazing

1.28. Entrance door use 12 mm thick. Clear tempered glass door.

1.29. 10 mm thick. Clear tempered glass with sticker.

G-S 10.0: Floor Finished Schedule (See Plans for Details)

1.30. Common Toilet: Ceramic floor tile - 300 mm x 300 mm – Wilcon Depot

1.31. Arcade and Stair: Floor tile 300 mm x 300 mm -Kent Woods

1.32. General Area: vinyl tiles 300mm x 600mm x 3mm thick – Wilcon Depot – Stone Gray

1.33. Use ABC brand for mortar and grouting.

1.34. Refer to pattern layout for further details.

G-S 11.0: WALL FINISHED SCHEDULE (See Plans for details)

1.35. Toilet Wall: Ceramic wall tile - 300 mm x 300 mm – Wilcon Depot

1.36. Kitchen wall: Mozzaico wall tile - thickness (mm) 0.6mm to 0.9mm – Wilcon Depot

1.37. Service Area: Mozzaico wall tile - thickness (mm) 0.6mm to 0.9mm – Wilcon Depot

1.38. Painted finished – for all walls & front facade. Acrylic Latex Paint (wisp of white and Brown

Mud)

G-S 12.0: Doors and Windows


1.40. General

Doors and frames shall be protected against damage and dampness. Doors shall be stored

under cover on a wall-ventilated space. Doorframes shall be of species, size, thickness, and

design indicated. Frames shall be placed true to plumb, level and braced to prevent undue

distortion. Frames shall be anchored in masonry.

1.41. Windows

All windows shall be Analok Type with 1/4’ thick clear glass.

1.42. Doors

All doors shall be ordinary panel type door except for the sliding doors which shall be

aluminum framed sliding.

G-S 13.0: Painting Works

1.43. All colors shall be directed by the owner and the architect.

1.44. Use Boysen, Davies, or equivalent brand.

1.45. All concrete and masonry works shall be clean, free of loose frit, mortar dust, dirt, grease, and

any other foreign materials and thereafter treated with masonry neutralizer, prior to the

application of latex paint.

1.46. All steel works shall be shop painted with red oxide paint to application of quick drying enamel

paint.

1.47. All surfaces must be clean and sanded to smoothness before applying paint or varnish.

G-S 14.0: Specialty Works

G-S 15.0: Finish Hardware

1.50. All required finish hardware and miscellaneous hardware shall be provided to necessary leave

the work complete for newly installed doors. All hardware items shall be type, size and design

suited for the purpose.

1.51. Door butt hinges shall be wrought steel, bottom, tip ball mortise for heavy application and shall

have five knuckles and with loose pin. Provide four hinges for the main door and three hinges

for all other doors.

1.52. Install top hinge 200mm form door to edges of the hinge horizontal centerline and bottom hinge

above the finished floor line. The two middle hinges shall be quality spaced between the top

and bottom hinges.

1.53. Door locks shall of first class, and it shall be installed 1.0 form the finished floor line.

G-S 16.0: Plumbing Works

1.54. Roughing-in for pipes shall be carried along the building during the construction. Opening of

proper sizes shall be correctly located for the pipes and shall be left on walls and floors.

1.55. All plumbing fixtures shall be trapped by vented water sealed trap placed at great distance of

60cm. vent shall be installed from the crown of the fixture except for the toilet bowl. Use Neltex

or Atlanta brand pipes and fittings or equivalent for all sanitary sewage/rough-in system.

1.56. Use Pulymutan or Pilasters brand pipes and fittings or equivalent for all water line.

1.57. Catch basin shall be installed as indicated on the plan.

G-S 17.0: Electrical Works

1.58. Wires and conduits shall be as indicated on the plan.

1.59. Wires to be used shall be of good quality such as Phelps Dodge or equivalent.
1.60. All conduits shall be ½, ¾’ moldflex for lighting and outlets rough-in. use rigid steel pipes and

fittings for service entrance.

1.61. Use G.E. or Westinghouse or equivalent for circuit breaker.

1.62. All lighting fixtures shall be supplied by the owner.
