Dhana Settlement Deed 2
TO AND IN FAVOUR OF
WHEREAS the SETTLOR has been paying property tax and water tax according
to the said property fully described in the Schedule hereunder.
NOW THIS DEED OF SETTLEMENT FURTHER WITNESSETH that in
pursuance of the aforesaid desire and in consideration of the natural love and affection
the SETTLOR bears towards the SETTLEE, the SETTLOR doth hereby settle,
transfer, grant, convey and assign unto the SETTLEE by way of Settlement, the
property more fully and particularly described in the Schedule hereunder with all the
water, water- courses, liberties, rights, privileges, easements, easementary rights,
advantages and appurtenances whatsoever to the said property or any part thereof
appertaining thereto or with or hereto fore held, occupied, used and enjoyed or
reputed or known as part of the same together with all the estate, right, title and
interest, equity, claim and demand whatsoever of the SETTLOR into and upon the
said property described in Schedule hereunder TO HAVE AND TO HOLD the
same UNTO AND TO THE USE THE SETTLEE absolutely and forever free from
all encumbrances, charges, trusts, liens, claims and demands whatsoever.
AND THE SETTLOR do hereby covenant with the SETTLEE that he, the
SETTLOR has good and perfect right and authority to settle the property hereby
settled, conveyed and transferred to the SETTLEE in the manner contemplated and
that the SETTLOR has not done or knowingly suffered any act, deed or thing
whereby the said property is affected or encumbered or impeached in estate, title or
otherwise; whereby he is hindered from granting, conveying and transferring the said
property to the SETTLEE in the manner aforesaid.
AND THE SETTLOR do hereby covenant with the SETTLEE that the SETTLEE
shall and may henceforth peaceably and quietly enter into and possess and enjoy
the said property and receive rents and profits thereof without any let, hindrance,
interruption and disturbance from or by the SETTLOR or any person or persons
claiming through or under him or by any other person whomsoever, and the
SETTLEE is entitled to have the electricity service connections and caution deposits
transferred in his name.
AND THE SETTLOR do hereby covenant with the SETTLEE that the SETTLOR
shall at all times do and execute at the cost of the SETTLEE all further acts, deeds
and assurances as may reasonably be required by the SETTLEE for better and further
effectuating the Settlement hereby made or the title of the SETTLEE to the property
hereby conveyed.
THE SETTLOR DO HEREBY DECLARE that this Settlement is irrevocable & not
amendable & even if it is done it is not legally tenable.
