When Will These Temecula Stores And Restaurants Open: Vail Ranch Shopping Center

New restaurants and shops are under construction in South Temecula's Vail Ranch Center. Here's what's currently under construction.

TEMECULA, CA —Business is booming in South Temecula as storefronts are rebuilt to accommodate new tenants. You may have noticed the heavy retail construction underway along Temecula Parkway 79-South, from Margarita to Butterfield Stage. Residents driving by have asked us which stores are coming to that area and when they plan to open? So Patch did some research for you.

The former Stein Mart side of Vail Ranch Center sat empty for years after that chain's permanent closing in August of 2020. Now, it is bustling with new build-out activity.

Situated in the Courtyard Shops side of the Vail Ranch Center, the one mega brick-and-mortar store is being divided into multiple storefronts. Two are under construction, while a third has opened its doors and is ready for business.

Kahoots pet store, once at the opposite end of the center, has taken up residence on the west side.

This locally owned business is a favorite for pet owners and lovers of small mammals and reptiles.

Meanwhile, next door, a massive remodel is underway for two other brick-and-mortar stores: Five Below and Burlington Coat Factory will help anchor the shopping center, serving the mom and kid market.

Crews are building out the new Burlington Coat Factory right next door, taking up the most significant chunk of this retail space.

Workers are taking part in a massive reconstruction with fenced-off areas keeping the curious passers-by at bay. The nearest Burlington Coat Factory is in Murrieta. No date for the opening has yet been announced.

Five Below, in the smaller portion of this remodel, will add to the discount store options for families. It is known for its discount shopping model which has been successful in other Southwest Riverside County towns. All products are between $1 and $5, and are kid and family-focused in nature. Other Five Below are already open in Murrieta, Lake Elsinore and Perris. No opening date has been released for this much-anticipated shop.

Major construction is underway on the other side of the Vail Ranch Center, where construction crews are revamping the old Kahoots with a "down to the studs" remodel. While work is extensive, the Dairy Queen remains open for business during massive construction.

So what is coming to this corner lot storefront?

Dave's Hot Chicken has the street-corner side in this building, with high visibility from the Margarita and Temecula Parkway intersection. The chicken restaurant began as a pop-up food stand in an East Hollywood parking lot in 2017, and is a favored chicken spot across Southern California.

Carbon Health—an urgent care facility, is also under construction in the center of the building. Though no opening date is yet known, this is a walk-in clinic that will provide aid for many in South Temecula.

Finally, Poki Poki, an Asian Fusion cuisine, will also open next door to the ice cream shop. This is their second Temecula location, with their first situated off the Ynez Road and Rancho California Road in the Target shopping center.

Finally, in late April, Da Coconut Cafe.com plans on serving their famed barbecue and Hawaiian-style food with Luau accents from this larger location. They remain closed on Sundays, according to their website.

The Hawaiian Barbecue and Poke restaurant has replaced the old Pizza Factory, which moved further down the road, and is also now open for business at 31045 Temecula Pkwy, Suite B-101.

The Vail Ranch Center is almost at capacity, according to Brixmor Property Management, with only three shops vacant at present, a spokesperson said.
