300-Plus Rowan Oak Home Development Proposed Off Hwy. 316

A massive development off Highway 316 with more than 300 homes for different income levels is being proposed by an Alpharetta builder.

GWINNETT COUNTY, GA — A massive development off Highway 316 with more than 300 homes for different income levels is being proposed by a Fulton County builder.

Alpharetta-based Parkland Communities will present its 67-acre master-planned project, Rowan Oak, on March 3 to the Gwinnett County Planning Commission, according to Atlanta Business Chronicle.

Parkland’s plans show 247 single-family homes and 70 townhomes, ranging in price from to the low $200,000 range to the low $300,000 range. About 14 of the 67 acres would be common open space, with parks, trails and a recreation area.

Parkland says that its new Rowan Oak project will help support Rowen, a multi-use development announced last year by Gwinnett County and the state of Georgia. Billed as a “knowledge community,” Rowen is expected to include offices and research facilities along with housing and public spaces. Its developers expect it to eventually compete with areas like the Research Triangle in North Carolina, reports The Gwinnett Daily Post.

Although Rowan Oak and Rowen have similar names, the two projects are not connected.

According to a news release by the Rowen Foundation, a non-profit spearheading the development, Rowen is projected to generate 18,500 jobs by 2035 and up to 100,000 jobs at full build-out, while pumping $8-10 billion into the U.S. economy annually.
