New Polar Park Development Proposed For Empty Lot: Plans

The Lamartine Street building would include a penthouse with six bedrooms, according to plans filed with the zoning board.

WORCESTER, MA — An empty lot near Polar Park may become the Canal District's next apartment building, complete with a six-bedroom penthouse, according to plans filed recently with the Zoning Board of Appeals.

The 39 Lamartine St. project would be the second to rise on the southeast side of Madison Street among blocks cleared as part of the larger Polar Park development plan. The Revington apartment building recently opened directly across from Polar Park with 228 luxury units, with rents starting at over $2,000 per month for the smallest units.

Sutton-based developer Polar Views LLC recently submitted plans to the ZBA requesting parking and other variances to build a six-story building with 35 one and two-bedroom apartments, plus the penthouse on the top floor. There will be parking underneath the building and on the first level, plus commercial space on the first floor.

Tamam Jaber purchased 39 Lamartine St. for $1.8 million in March 2022, and then transferred the property a month later to Polar Views LLC, according to property records. Northborough developers Rebecca and Daniel Yarnie are listed as the managers of the LLC.

The ZBA will hold a public hearing Monday on variances for the development, which include relief from frontage requirements and off-street parking minimums.
